🏗️ WHY DO SOME ESTATES TAKE YEARS BEFORE DEVELOPMENT STARTS?
One mistake many investors make is thinking: “Once I buy land, development must start immediately.”
That’s not always the reality.
Some estates take years before serious development begins because of factors such as:
1️⃣ Poor road access Without good access roads, construction becomes difficult and expensive.
2️⃣ Infrastructure challenges Electricity, drainage, water and other facilities may take time to provide.
3️⃣ Low investor participation When only a few people buy in an estate, development can move slowly.
4️⃣ Developer's financial capacity Some developers depend on sales proceeds to fund infrastructure.
5️⃣ Government approvals and planning Documentation, approvals and planning processes can delay development.
6️⃣ Location maturity Some areas are still emerging. As surrounding communities, roads and businesses develop, the estate may gradually become more attractive.
7️⃣ Wrong expectations from buyers Not every estate is designed to become fully developed within one or two years.
💡 The lesson for investors:
Don't buy land simply because the price is cheap. Before investing, ask questions about the location, title, accessibility, development plan, infrastructure, surrounding projects and the developer's track record.
A cheap plot in the wrong location can become expensive through waiting.
A properly researched investment can give you something more valuable than just land — positioning for the future.
