DID YOU LOSE YOUR LAND BECAUSE OF A GOVERNMENT ISSUE? DON’T GIVE UP YET.
Some investors have lost properties they paid millions for because the land later had government acquisition issues, committed areas, wrong documentation, or other planning problems.
It can be painful, especially when you worked hard to raise the money. But before you conclude that everything is lost, find out exactly what the problem is.
Here are some steps you can take:
1️⃣ Get all your documents together
Bring out your receipts, agreements, allocation papers, survey plans and every document you received when you bought the property.
2️⃣ Find out the exact government issue
Don’t rely only on what people are saying. Confirm whether the property is affected by acquisition, road expansion, committed land, planning issues or something else.
3️⃣ Seek professional legal advice
Speak with a qualified property lawyer who understands land matters in the FCT. They can help you understand your rights and possible legal options.
4️⃣ Verify the original land status
Where necessary, have the property's status checked with the appropriate government authorities before taking further steps.
5️⃣ Keep every payment and communication record
Receipts, contracts, messages and correspondence with the seller or developer may become important if you need to pursue a claim.
And for those planning to buy land in Abuja:
Don’t let someone rush you because “the price will increase tomorrow.”
Before you pay, investigate the title, ownership, land status, documentation and development restrictions.
Real estate is a great investment, but buying the right property is more important than simply buying a cheap property.
Your money deserves protection. Your investment deserves proper due diligence.
