HOW TO SPOT A FAKE "C of O PAPER" IN 5 MINUTES.

I almost watched a client throw ₦20 Million into the River Benue yesterday.

Actually, it wasn't the River Benue. It was a "perfect" plot of land in Abuja with a "genuine" Certificate of Occupancy (C of O).

The paper looked real. The stamp looked official. The seller was smiling. But my gut said, "Wait".

In 5 minutes, we found out it was a total fake.

If you don’t want to be the next "investor" crying on Facebook, here is how you spot a fake C of O before you even leave the seller's office or space:

1. The "AGIS" Verification Secret
In Abuja, every genuine C of O is registered with "AGIS (Abuja Geographic Information Systems)".
- The 5-Minute Hack: Look at the file number. If the seller is hesitant to let you take a photo of it to "verify at the office," RUN O ." A real owner has nothing to hide.
Watermark: Hold that paper up to the light. If the security watermarks look like they were printed by a cyber-café in Area 10, they probably were.

2. The Signature Check
A C of O is signed by the Minister of the FCT (or the Governor in other states).

- Check the date of the "signature" against the tenure of that Minister. I’ve seen papers "signed" by ministers who weren't even in office that year. Google is your friend!

3. The "C of O vs. R of O" Trap
Many people sell a "Right of Occupancy (R of O)" and call it a "C of O".

- An R of O is just an offer; a C of O is the title. If the heading doesn’t explicitly say "Certificate of Occupancy," you are looking at an uncompleted process. Don't pay "Title Prices" for "Offer Papers."

4. The Deed of Assignment Trail
A C of O rarely stands alone. Ask for the "Chain of Title".

- If Mr. A is selling to you, but the C of O is in the name of Mr. Z, where is the registered Deed of Assignment linking them? If the link is missing, the document is as good as a movie prop.

**THE GOLDEN RULE** : The land doesn't belong to who has the "paper"; it belongs to who is in the " Government Registry". Lawyers can help you with that information.
