*Project Proposal by the land owner:*
That is:
1. The owners want a modern Fully Detached Smart Villa (10 or more depending on the land size mapped for each) with BQ, swimming pool at the roof top, a lift and parking lot. Each with its own private gate.
2. Recreational centers such as a club house, tennis court or basketball court, etc.
3. Central swimming pool with fountain
4. Open parking lot for the recreational centers.
5. The developer is expected to show proof of funds of N5 billion and above.
6. The JV has no premium, hence the owners want a completion target of 24 months.
7. The facilitator's fee % based on the value must be captured in the proposal.
8. The construction company developer is intending to use must be capable of handling such projects and is expected to be mentioned.
To avoid wasting each other's time. These are the requirements for this JV land.
1. The developer must have capacity to handle projects of this magnitude both financially & technically.
2. The developer must present a proof of funds, project financers and support either from individuals or corporate bodies.
4. Lastly, the developer's Loi should state the following:
a. That he/she have seen to the land and is aware of the expected project proposal on it.
b. That he/she has the capacity to handle it and is accepting the sharing formula.
c. State the intended construction company he/she will be working with on the project.
d. Request that he should be given at least a week or two to draft out his own project proposal plan based on the owner's already proposed project plan. The proposal must be able to accommodate the owner's proposed project with all the required modern facilities, recreational facilities and adequate parking space to get approval from Development control.
e. State clearly that he/she will pay the facilitator's fee of, upon the signing of the JV contract.
