FREQUENTLY ASKED QUESTIONS ABOUT LAND OWNERSHIP – FROM PERSONAL EXPERIENCE
Over the years in real estate, I have met many people who genuinely want to own land but are often confused by conflicting information. From my personal experience, these are some of the most frequently asked questions:
1. Can I lose my land after buying it?
Yes, if proper due diligence is not done. Always verify ownership, title documents, and government records before making payment.
2. Is a Receipt enough proof of ownership?
No. A receipt only shows payment. True ownership is strengthened by valid allocation documents, deed of assignment, survey plan, and where applicable, government consent.
3. Why are some lands cheaper than others?
Price is influenced by location, infrastructure, accessibility, title status, and future development prospects. Cheap land is not always a bargain.
4. Can I buy land without physically inspecting it?
It is possible, but not advisable. Site inspection helps you verify the terrain, neighborhood, access roads, and actual existence of the property.
5. What is the most important document to check?
There is no single document. Survey plans, titles, allocation papers, and ownership history should all be verified together.
6. Is land still a good investment today?
Absolutely. Land remains one of the few assets that can appreciate significantly over time, especially in developing areas with growing infrastructure.
Before you buy, ask questions. A genuine real estate professional will always be willing to provide answers.
