And one major reason is something many property buyers ignore called land zoning.

One common mistake people make when buying land is focusing only on the price or the documents.

If the land looks affordable and the papers seem genuine, many buyers quickly move ahead with the purchase.

“You can build anything you want there.”

But in reality, that is not always the case.

Because every piece of land is assigned a specific purpose by the government, and this is what we call zoning.
