Before you pay for that plot of land,
Here’s some questions to ask your Realtor/Developer.
If they tell you it’s buy and build, ask them to show you just one person that’s building.
If they tell you that it’s 24/7 electricity, tell them to show you only high tension pole at the Estate.
If they tell you that there’s 24/7 armed security at the Estate, tell them to show you gatemen at least in the Estate.
If they tell you that’s there’s going to be tarred and paved roads, tell them to show you only drainage 😂😂.
If they tell you that there’s going to be clean water at the estate, tell them to show you only tap.
If they tell you the title is CofO, tell them to show you the barcode of the title.
If it looks like Westlands, please run 🏃♂️, Westlands can’t be copied as it’s unique in its own way.
Now, if they promise you everything above and the price of the land is below 15 million, run ooo😂😂.
There’s a clear difference between land banking and investment in site and service estate.
Land doesn’t appreciate without humans efforts and activities, this is why some lands you bought 3 years ago will not appreciate even after 5 years.
