3 THINGS YOU SHOULD DO IMMEDIATELY YOU BUY A LAND
Be it estate, community or family land, immediately you buy a land, there are 3 things you must do to secure your property.
If you neglect them, you are most likely to lose the land or some part of it.
1) Do Survey immediately: Some estate companies charge money for documentation which includes Survey plan, land title and plot demarcation.
If you're not buying from estate, then you need to immediately hire a professional surveyor to do it.
Survey tells that you are now the rightful owner of the property before in the government.
Note: make sure you hire a genuine surveyor.
There are many fake surveyors.
If you pay them they give you another land Cordinate with your name on it.
If you take it to ministry of lands,you find out the Survey they give you is not yours.
Hire professional Surveyors and verify the Survey by yourself.
2) Clear the land: Most estate properties are already cleared except new estates that just launched.
But in case you buy from family or community, try and clear the land of bush and waste bins deposited on it by neighbours.
This is important because it sets your land up for development or adds to appreciation values.
And it also helps to scare scammers away because they think the owner is a bout to develop.
3) Start Perimeter fencing immediately. This is extremely important.
Fencing protects your land.
If you start fencing and no one interrupts you, you know your land is free from incumbrances.
Fencing gives total security to your property.
It means the land has no issues.
Communities or families normally don't fence their lands.
So if you're buying a fenced land from them, you should be careful because the land must have been sold to someone else before.
Because a scammer will find it difficult to resell a fenced land, they usually don't do it.
So, make sure you fence your land and put gate.
