How you listen matters! Over the weekend I was on call with a client and she was telling me how she was hurt over a real estate investment that went south.
I was busy listening to her and from her voice I sense pain and a feeling of disappointment over real estate investment here in Nigeria. The lady was based in diaspora and made some real estate investment through one of her close family friends.
She told me how much she has invested and even sent me the receipt of the transfer she made. The annoying part is that, the close family friend she invested through him, told her that she had been allocated and even sent her a false video of allocation. This is a property worth over 35 million Naira about two years ago.
Then early this year she contacted the family friend that she wants to start a building project on the land. That she has a building engineer that will start the building project for her. She requested, that the family friend should take the engineer to the land to start the project. That is when the story started.
The family friend said that the estate company that has the property, has lost the property to the government and the estate company is looking for another location for the investors.
The lady asked him since when did this development happen and he said it is over a year now. Could you imagine! Such development happens and you could not inform the person who invested such an amount! about the update.
When I asked the lady, what is the name of the estate company you made payment to , she said it was a personal account the family friend sent to her. At this point I became speechless.
To cut the long story short, the guy, could not provide the name of the estate she allegedly invested with and the land she paid for.
When she involved the police and got the guy arrested,it happened that the guy just lured her to invest in a land that never existed. At this point I knew why this lady has trust issues.
This experience of hers was really traumatic for someone who is investing for the first time.
This is the reason why a realtor should try and engage some of these clients that seems they are having trust issues. Alot have been betrayed by people they initially trusted. It your responsibility as a realtor to guide your clients to invest following the proper due diligence, before committing his or her hard earned money. It takes wisdom to listen.
I always tell first time investors or anyone who is investing in real estate. To consider these factors before committing your hard earned money into any investment.
Ask for the real estate company's name that owns that property. Check for other people's reviews on Naira land who have invested with them. Everything is online.
Consider the longevity of the company and the way by which they operate,do they give instant allocation or delayed allocation. If allocations take more than 3 months please run!
Don't ever pay money into a personal account especially when you are buying from an estate company. Except if it is an individual property.
Do your land search to make sure you are not buying a government property. You can do this through a land surveyor.
Check for the kind of documents they issue after payment. At least you should be expecting a Deed of assignment, irrevocable power of attorney and survey plan,then a C of O if it is stated before purchase.
If possible go the extra mile and ask questions from the locals I mean the original owners of the land how that property was acquired. Because some estate companies are selling property that is in dispute with the original owners.
Then before you purchase from the estate,try and follow them on social media and observe how they operate.
I believe this will be a good step by step breakdown on how to avoid company scammers and individual scammers. The real estate market is getting more attractive and is attracting both genuine and scammers and you need to be very careful when you want to invest.
