At this point, it’s no longer news.

But let me say something many people ignore…

If a real estate company has ZERO online presence,

That’s not privacy.

That’s a red flag.

This is Nigeria, not abroad.

If anything goes wrong here,
it’s not easy to trace people.

No office.

No real identity.

Once your money enters… you’re on your own.

Some of these people look legit.

They dress well.
They talk confidently.
They’ll even take you for inspection.

But after payment?

Story changes.

That’s why today…

Before you buy land, don’t just look at the land.

Look at the company.

Can you find them online?
Can you see what they’ve done before?
Can you verify their existence beyond WhatsApp?

How do They show up.

Are they accountable.

How to identify the right documents for your land even if this is your first time buying…

That land is NOT your own until the documents prove it.

Yes, you can pay full money.
Yes, they can show you the land.
Yes, they can even call you “Oga Landlord”…

But without the right documents?
You are just hoping.

And hope is not a strategy in real estate.

Imagine this…

👉 Emeka sees a fine land. He likes it. He pays fast.
No proper checks. No documents.

Two months later…
Another person shows up: “This land na my own.”Problem.

Or Sade buys land “around that area”…
No survey plan. No clear boundary.

One day she comes…
Fence has shifted. Neighbour don join her land small small.

Who will she blame?

Or Musa pays for land…
But there is no Deed of Transfer.

So legally… the land still belongs to the seller.

If problem comes tomorrow… Musa has nothing to stand on.

Painful reality.

That’s why you need to understand these 3 simple documents:

📌 Survey Plan
This shows you the exact location of your land.
Not “that side”… not “near that tree”…
Exact position, size, and boundaries.

Without it, you are guessing.

📌 Deed of Transfer (Deed of Assignment)
This is the document that says:
“The land has officially moved from the seller to YOU.”

Without it…
You paid, but you don’t fully own.

📌 C of O (Certificate of Occupancy)
This one is powerful.

It means the government recognizes that land and your right to it.

Without it…
Your ownership is not strong.

Listen carefully…

Real estate is not just about buying land.
It’s about buying peace of mind.

Because the worst thing is not losing money…
It’s losing money and peace at the same time.

So next time you want to buy land, don’t just ask:
“How much is it?”

Ask:
“What documents are on this land?”

That question alone can save you from stories that touch.
