Do you have properties for sale?

Dear Realtor, do you have any property you are pushing at the moment?
If your answer is yes, then it is important that you know the FIVE levels of potential clients you will come across.

This helps you to focus mainly on those that matter and pay less attention to those who are of little importance.

Without further ado, let me tell you what happens when you start pushing a property (whether paid marketing or free traffic).
So, after posting the property you have for sale, And let’s say 5k people see your advert, it’s not the 5k people that will call you and ask for more details about the property.
In fact, none of the 5k people might have enough doe to buy what you are selling.

Remember you are in Nigeria, and only 2% of Nigerians have more than N500k in their accounts…
So, don’t be shocked when people don’t rush you like you expected.

Now, out of the 5,000 people that saw your advert…
About 1,500 will totally ignore whatever you’ve posted because they simply have no interest in it.

Those ones are the level 1 audience.
Which means we have about 3,500 people that are interested in your post. Out of the 3,500 people, about 1,500 of them will read part of your post and engage…

After which they will turn away because they don’t have plans to own any property at the moment.
These people are in level 2.
Now we are left with about 2k people that are interested in the full details of your post.
Those ones will read everything you have to say about the property…

And about 1,700 of them will turn away and leave after reading the full story, maybe because they can't afford it at the moment.
These people are the level 3 audience.
Finally, we are left with 300 potential clients who are interested.
Wow! What a good day for you

But out of these 300 people, only 30 of them will proceed to the contact page where they can fill in their details and schedule a call…

Maybe because they are truly interested….
Or out of curiosity to know where it all ends.
These people are level 4
Out of the 30 people that proceed, only 10 of them will fill in their contact details or call you.
So, you can schedule an inspection.
These 10 people are the level 5 Audience
And these are the people we are interested in.
Can you see how 5,000 potential clients reduced to only 10?
That is another reality of the industry.
And sometimes, you might only have 2 interested people…
Depending on the price of the property.
But the brighter side of all these is that you don’t need crowd to make bag in real estate.
You only need one or two people that are serious enough, and also have money in their pockets.

HOW TO IDENTIFY YOUR POTENTIAL CLIENT.

The big question is how do you identify those with fat pocket who will be ready to buy the property you want to sell?

Once you know the answer to this, half of your problems have been solved.
So, without going through the corners,
The way to go about this is through a process called ā€œAUDIENCE QUALIFICATIONā€.
This is the process where you separate the men from the boys.

A lot of realtors fail to qualify their audience, and that is why they complain about meeting the wrong sets of people.

First, you need to understand that your potential clients for those Jaw-breaking Luxurious properties are people with a very significant amount of Money in their pockets.

They are not the regular doctors, lawyers, bankers or engineers out here.
I’m not saying doctors and lawyers don’t have enough o.
But it's just a tiny fraction of these people that have what it takes...
Your potential clients are the BIG business men and politicians, because these people are heavily loaded.
So, if you are promoting one of those very high-end properties, they are the ones you should approach.
Now listen, if you are trying to push properties that are not very high-end, you should consider a higher percentage of people in the middle class.
Don’t just focus on the big men.
Your clients are among the regular people as well…
The mistake some realtors make is that they completely ignore other classes of people and focus all their energy on getting to the people at the top
You have to apply different strokes for different folks.
Qualify people based on their pockets and present the appropriate property to them.
Now that we know the people we are interested in; how do we get across to them?
We get across to them by targeting them based on their lifestyle.
What do they wear?
Where do they go?
What do they spend on?
What makes them happy?
What do they do for a living?
What type of car do they have?
How often do they Travel?
Where are they Traveling to?

The answer to these questions is what you use to streamline your targeting and get your message across to them.
This is not all that there is to it, this is just the beginning...
and I will explain more about it.

Dear Realtor, You only need 2 things to close a deal no matter how expensive the property is...

There is no need to complicate things for yourself.
When it comes to closing deals, you only need the TWO things I’m about to reveal to you.

But first, I’ll like to explain how the real estate industry works.
You see, the sequence is quite easy:
1. You've got properties to push.
2. You find a buyer for it,
3. Client goes for inspection,
4. He pays for the property,
5. You receive your commission,
6. Flex and repeat the process.
The process is quite straight forward, right?
Yes. It is..
But it is not as easy as it looks, there's a lot of things that go into each step of the journey...and that is what I will be revealing to you in my next post.
Now let’s go back to the TWO things that are most important in real estate marketing.

Number 1 is Identifying the people that can afford what you are marketing, and building quality contacts.

You can’t close deals with a tiny mindset.
How do you convince someone to drop over N100M for a property, when you don’t have the right mindset?
work on your boldness and MARKETING COURAGE.
If you really want to make bag in this industry, you have to be rigid.
And this is the perfect time to step up and build your courage…
Because, it is your courage that will close the deals and not the pictures/videos you post.
