If you’re planning to buy land in 2026, read this before you send ONE naira.

Land scam in Nigeria is not caused by witches.

It is caused by ignorance + pressure + greed.

Let me save you from stories that touch.

1️⃣ Stop believing “It has C of O” without verification.

Anybody can show you a photocopy.

Go and verify it.
Do a land search.
Confirm the owner’s name.
Check if the land is under loan or government issue.

If they refuse verification, that’s your red flag.

2️⃣ Always check if the land is under government acquisition.

Many lands are inside committed acquisition areas.

You’ll build finish and government will mark it.

Ask for:
– Survey plan
– Excision
– Gazette

Let a surveyor chart it properly.

3️⃣ If it is family land, meet the real family.

Not just one sharp guy with big grammar.

Meet principal members.
Let everybody sign.
Collect proper documentation.

One angry brother can resell your land tomorrow.

4️⃣ Don’t ever pay full money without documentation.

You must collect:
– Receipt
– Contract of sale
– Deed of assignment
– Survey copy

No paper, no payment.

5️⃣ Avoid pressure marketing.

“Promo ends today!”
“Last plot!”
“Send money now!”

Land is not bread.
Calm down.

Scammers use urgency to block your thinking.

6️⃣ Visit the land physically.

Not pictures.
Not video.
Go there.

Touch the soil.

Let me tell you the truth:

Buying land is not risky.

Buying land blindly is risky.

Before you buy any land in Nigeria, be informed or work with someone who values verification more than commission.

5 Tips to Navigate the Real Estate Market

Here are some quick, actionable insights to help you get ahead, whether you're buying, selling, or just thinking about your next move:

1. Buyers: Get Pre-Approved FIRST 🔑
Knowing your true budget locks in your buying power and makes your offer instantly more competitive. It's the ultimate power move before you start house hunting!

2. Sellers: Declutter Like It’s Moving Day 📦
Buyers need to see space, not stuff. Decluttering and depersonalizing helps prospective buyers mentally move their own belongings in, maximizing the perceived value of your home.

3. General: Research the "Hidden" Costs 💸
Beyond the mortgage, budget for closing costs, property taxes, insurance, and HOA fees. Understanding the total monthly commitment prevents surprises and ensures financial comfort.

4. Sellers: Small Fixes, Big Returns 🛠️
Don't underestimate the power of fresh paint, updating cabinet hardware, and fixing minor leaks. These small, cost-effective repairs drastically boost curb appeal and justify a higher asking price.

5. Buyers: Location Over Luxe 🌳
You can always renovate a kitchen, but you can't move the house. Prioritize non-negotiables like neighborhood, school districts, and commute times. These elements dictate long-term appreciation.
