Owning a house feels impossible for a lot of people in their 30s right now. But here’s the real question:

What are you doing today that puts you on track to be a homeowner in 10 years?
What system do you have in place to make it happen?

Without a system, homeownership stays a dream.

That’s why I keep talking about *Ajo thrift contributions*. I know some of you who went to school don’t want to hear “Ajo.” But let’s be real for many of us, that was the same Ajo money our parents used to pay our school fees.

Join a reliable, disciplined one.
It can take you a long way toward owning land and eventually building your own house.

*Cooperative societies work too.*
Plenty of people have bought land and built houses through cooperatives.

It all comes down to this: *you need a system.*

Here’s what it looks like in practice:

Save *₦150,000 every month* through Ajo or a cooperative. That’s *₦1.8 million in 12 months.*

*Year 1:* ₦150,000/month = ₦1.8 million.
Use it to buy a plot in a developing area. Your journey to homeownership has officially started.

*Year 2:* Another ₦1.8 million can fence the land and leave you with change.
Or it can take you to lintel level, depending on location and your building plan.

Worried about Omo Onile or encroachment? Putting visible development on the land gives you peace of mind and protects your investment.

*That’s how a 10-year plan works.*
Not by trying to raise everything at once.

If you keep waiting for the “perfect time,” the goal keeps moving further away.
But if you start today, you give yourself a real shot.

The people who end up owning houses aren’t always the ones with the highest salaries.
They’re usually the ones who started early and stayed consistent.

Ten years will pass either way.

Will you still be talking about owning a house
or will you be living in one?

If you’re 30 and it’s never crossed your mind to buy land, I’m not calling you a failure. But you should have a 10-year plan to own your own house before you hit 40.

If you’re a middle-income earner paying ₦250,000 - ₦400,000/year rent in Ilorin, you can build your own house with a simple 10-year plan.

*“But what if Omo Onile grabs the land back?”*
That’s the #1 fear people have. And it’s valid.

*The solution is simple:*
Buy from genuine estate companies in Ilorin that focus on low and middle-income earners. Once you complete payment and get the proper documentation — C of O, Governor’s Consent, or Deed of Assignment — your land is secured.
This is why a lot of people do land banking with these companies.

If the opportunity to own land comes your way, don’t ignore it. Instead, do these 2 things:

1. Don’t let “It’s too far” or “It’s bush” stop you
Don’t let “Who will go and live there?” hold you back either.

20-15 years ago, people said the same things about areas like *Tanke Oke-Odo, Gaa Akanbi, Irewolede, Adewole Estate, Asa-dam, Olohunshogo, Airport Sobi, and Fate/GRA extensions*. Today, those areas are built up and land prices have tripled.
They had the money back then, but they couldn’t imagine those places developing.

If you reject the areas people are telling you to buy today — places like *Gerewu, Abuyanrin Egbejila, Amayo, Pasa Eyekorin and Shao Road* — in 10, 15, or 20 years you might return to that same place to beg for rent.

Many of the places where people struggle to find affordable rent in Ilorin today were once places “nobody wanted.”
Don’t let that be your story.

2. Do these 2 things to become a landowner faster

*First: Ask about instalment plans.*
Most landowners and real estate companies in Ilorin know not everyone can pay at once. That’s why they offer flexible payment plans for low and middle-income earners.
We do this in my company too.
Don’t assume you can’t afford land until you’ve asked. What looks impossible often becomes possible when payments are spread out over 6, 12, or 24 months.

*Second: Join an Ajo or Cooperative Society.*
People underestimate how powerful thrift contributions are in Kwara.
Ajo has helped thousands buy land, build houses, start businesses, and handle family needs.

Some people contribute ₦5,000 every week.
Some do ₦20,000 monthly.
Some contribute more.

Before you know it, you’ve raised enough for a deposit or even full payment for a plot in Ilorin.
I personally know people who used Ajo money to buy land in Gaa Akanbi and Sobi and are now building their houses.

Buy where Ilorin is going, not where it is today.
