Real estate companies you should avoid.
✅ Avoid any real estate company that is not ready to send or give you their land title documents for you to conduct a search at the land registry.
✅ Be careful with real estate company that can not show you their approved building plan.
✅ Avoid real estate company that can not show you their registered survey plan if you ask.
✅ Never sign or agree to any document you don’t fully understand, ask questions.
✅ Be careful with real estate company that will tell you to buy two plots and get one free. Have it in mind that, “that free plot may not be fully free.” There may be a clause and you must still pay.
✅ Be careful of real estate company that has refused to show you the original title documents referencing that the land belongs to them and that they have taken full possession.
✅ Avoid real estate company that offers you goat, rice, oil, etc, as a bait to büy land or as after purchasé promises. You will pay for those items in one way or the other.
✅ Real estate company that says, land is one minute drive from the airport, transcorp, government house, etc.
Don’t be in a hurry to execute any document, instead, request to go home with a copy for review, then, see if they will freely give you or bring up any excuses.
Don’t forget to conduct a proper search before payment.
In all, never bûy a property without consulting your lawyer and Surveyor
Keep all evidence of search and pur,chase.
