HOW TO BUILD A REAL ESTATE PORTFOLIO WITH N500K MONTHLY - THE LADDER STRATEGY

You don't need N50M to build a property portfolio. You need a system.

This is the strategy I give salary earners:

Year 1: Land Banking Phase
Pay N500k monthly for 12 months = N6M. Buy 4 plots in Mologede ofada at N1.5M each on installment.

Year 2: Consolidation Phase
Continue N500k monthly = N6M. Use N2M to fence and document your 4 plots. Keep N4M as savings.

Year 3: First Build for Rent
With land value now N10M + N12M savings (Year 2 & 3), build 4 units of self-contain in your Mologede Ofada land for rental at N300k per unit = N1.2M yearly income. Or sell one plot to fund building on the other.

Year 4: Repeat and Scale
Use rental income + salary to buy in a more developed area like Ibeju-Lekki.

This is how you move from 0 to 4 plots and rental income in 3 years with N500k monthly.

REAL ESTATE VS TREASURY BILLS VS CRYPTO - WHERE SHOULD YOU PUT N5M IN 2026?

Let's compare with honesty:

Treasury Bills / Fixed Deposit: 18% interest. N5M gives N900k yearly. But inflation is 30%. You lost 12% value. Your money is safe but shrinking.

Crypto: Can double N5M to N10M in 3 months or crash to N2M. High risk, high reward. Not for rent or school fees money.

Real Estate (Land Banking): Buy land in one of our Estates for N5M today. In 18 months, it's N9M - N12M. That's 80% - 125% gain in 18 months, backed by physical asset. You can see it, fence it, resell it. Low risk if location is right.

My portfolio advice for N5M:
N4M - Land in one of our Estates (long term growth)
N1M - Treasury Bills (emergency fund) that's if at all it's necessary.
Zero Naira - Business / high-risk investment

Don't put all eggs in a high risk or low income yield investment when there are other investment that can give you good returns make sure real estate is the basket with most eggs.
