Why I Prefer Buying Land from Real Estate Companies Rather Than Native Owners

In June/July last year, a Nigerian in the diaspora purchased a distressed property for ₦10 million through my recommendation. The entire 3-acre property was priced at ₦16 million, but another buyer took one acre.
This land was previously an abandoned poultry farm.
Before finalising the transaction, she hired a professional surveyor to verify the property’s authenticity. She likely engaged a lawyer to handle the transfer of ownership as well.
Since she could afford it, the due diligence was seamless. Even if she spent ₦1 million on verification, it remained a fantastic deal.
But how many first-time property buyers have such a budget set aside for verification?
A few days ago, someone sent me a distressing message.
He had just returned from Europe to inspect land he purchased in Ogun from native sellers—only to discover, to his shock, that it had been resold to other buyers.
We are currently discussing his options and how to prevent such occurrences in the future.
The Bottom Line
If you cannot afford to hire a professional surveyor and property lawyer to verify a land purchase, avoid buying from native owners.
Any real estate investment that does not give you peace of mind will drain both your energy and finances.
Instead, begin your property investment journey with only reputable real estate companies. I personally recommend trusted companies in Abuja, Asaba, Port Harcourt, Enugu, Owerri, Ibadan, and Lagos.
