NOBODY TOLD ME THIS WHEN I STARTED IN REAL ESTATE. SO I'M TELLING YOU NOW — FOR FREE.

There are 5 documents every property in Lagos must have before you give anyone a single kobo:
1️⃣ Survey Plan — This tells you exactly where the land is and its size. Without this, you're buying air.
2️⃣ Certificate of Occupancy (C of O) — The highest form of title in Nigeria. If a property has this, you're in very safe hands.
3️⃣ Governor's Consent — When a C of O property is sold to a new buyer, Lagos State must approve it. If they don't give consent, that property legally still belongs to the original owner.
4️⃣ Deed of Assignment — This is the agreement that transfers ownership from seller to buyer. It must be signed, stamped, and registered.
5️⃣ Receipt of Purchase — Sounds basic, but you'd be shocked how many people buy property and never get a receipt. Always get one.
