7 CRUCIAL LAND DOCUMENTS YOU MUST BE AWARE OF BEFORE PURCHASING LAND
1] SURVEY PLAN: This is a land Document which shows the boundary measurements of a parcel of land, to give an accurate measurement and description of the land.it displays the exact borders of the property. A survey plan must be asked for while buying a land. It is with this document that you will conduct your search to know whether the land you are planning to buy is free, committed or under government acquisition. This document must be taken to your surveyor for the search and to know what the zoning restrictions are.
An authentic survey plan should contain the following information
A] Name of the owner of the land surveyed
B] Address or description of the land surveyed
C] Size of the land surveyed
D] The drawn out portion of the land survey and mapped out on the survey plan document
E] The beacon numbers
F] The surveyor who drew up the survey plan and the date it was drawn up
G] A stamp showing if the said land is free from government acquisition or not.
A perimeter or boundary survey is carried out for the purpose of delineating the boundaries of a parcel of land, determining its area in preparation of survey plan. They are carried out for the purpose of settling land dispute or determining encroachment.
A record copy [usually called Red copy] is a copy of the original survey carried out by a Registered Surveyor and registered at the lands registry of any state. In Lagos it is at Alausa secretatriat, Ikeja.
There is what is called provisional survey plan. Lands with provisional survey plans abound everywhere. If you buy land that the survey plan was not prepared by a Registered Surveyor and registered at the land registry, you stand the risk of losing that land. This is because the land was not charted by the surveyor general. It could be under government acquisition, committed or in the Revocation area. If you buy land that has Registered survey as the title, the possibility of that land being excised is 50-50.This is because when the community lodges in their Application for Excision, they tender a survey plan of the area they want excised to them. For example, their survey plan could read 1000 hectares. The government will not excise all to them. They leave some for posterity [the coming generation will need land. They cannot excise all at once].lets divide the 1000 hectares into two; say parcel A and parcel B.Parcel A is 500 hectares and parcel B is 500 hectares. If you buy from parcel A and the govt excises parcel B to the community, your money may go. If you buy from parcel B and the govt excises parcel A, what will you do. If you buy from a company and after several years you discover that part you bought was not excised, what will you do. What if the company /Baale disappears because the problem is too much for them. Some Baales sell all the 1000 hectares even before the excision is out. If they sold out all, where will you be relocated to? The Baale has travelled to Mecca? He is hiding somewhere. Once excision is granted, the community will indemnify the govt for any encroachment made on that part that was not excised. It may lead to demolition. Do you see how people lose their money?sometimes the baale or the Real Estate company that knows this will find one Aki and Popo story to tell you when you want to start your building to dissuade you from building because they know the implication. If the company/community has another land elsewhere, you will have to pay the difference between the old and new land before you can be relocated. Survey plan lands are very cheap but very risky. Instead of buying into `buy 5 plots and get I free’, it is better to buy one plot that has excision, gazette, c of o, Governor’s consent or Government allocation as a title. These are the kind of land the Government compensates people for in case they take it back from them for welfaristic purposes. Fortunately or Unfortunately some people prefer the land with survey plan title because according to them, they have faith that it will be excised. May it be to them according to their faith. The land Use Act 1978 which gives all lands statutorily to the government says ``until excision approval is granted on the land as requested by the traditional land owning community, transacting on such land is invalid’’. Until you buy an excised land or your land is excised, you don’t really have land.

*PWAN HOMES WEEKEND NUGGET:* _How to enjoy your weekend as a professional._

We cherish our weekends. More often than not, however, they don’t live up to our expectations. How many times have you found yourself eagerly anticipating the weekend, only to be left disappointed because it went by too fast and you didn’t make the most of it? If you want to enjoy weekends that leave you feeling refreshed and energized, then here are a few ways to help you make the most of it.

1. *Start with a plan*

You should plan your weekend just as you plan your week. Decide in advance what your plan is for the weekend. While it doesn’t mean that you will have each moment planned, you should start the weekend knowing what you want to get out of it. If you don’t have any plans, you will end up doing nothing and then wonder where the time went once the weekend is over. If, however, you make plans during the week for what you will be doing on Saturday and Sunday, the anticipation will improve not only your weekend but also your week.

2. *Avoid routine*

We live our lives mainly by routine Monday through Friday. If we’re not careful though, the familiarity of our patterns can easily lead us to become stuck in a rut of only doing the same things over and over again. The weekend, therefore, is a good time to force ourselves to step out of our comfort zone by trying new experiences, joining a new club, crossing an item off our bucket list, or revisiting a hobby that we used to enjoy.

3. *Allow for some downtime*

Filling your time with different activities can be fun, but to the extreme, it can also take its toll both mentally and physically. Instead, make sure to set aside some time just for yourself so you can recharge your batteries in any way you find relaxing such as reading a favorite book. Getting outside for a walk, run, bike ride or anything else that will help you get some exercise and enjoy the fresh air will leave you energized while you also reap the health benefits. Since we often don’t get enough exercise during the weekdays, the weekend is a perfect time to catch up.

5. *Reclaim Sunday*

One mistake we often make over the weekend is allowing thoughts of Monday morning and the work that is waiting for us to take over our ability to fully enjoy our Sunday. You can stave off the Sunday blues by making sure you have something planned not just for Saturday but also for Sunday, such as a brunch or dinner with others.

Sunday night, you should spend some time planning the upcoming week so that you know what you want to accomplish across the week, both at work and in your personal life. By spending some time on Sunday night planning another fun activity for the week as well as thinking ahead to the next weekend, you can extend the weekend feeling you’ve just created into your week instead of it ending so abruptly on Sunday.
