Managing a Rental Property Isn’t Just About The Building*

The real work is in managing people.

It gets a lot easier when you do these *4 things right*:

*1. Be clear from the start*
Put everything in writing — the lease, the house rules, and exactly how rent should be paid. When tenants know what’s expected on day one, you avoid all the “I thought it was like this” conversations later.

*2. Be firm but fair*
Reply quickly. If you say you’ll fix something by Friday, fix it by Friday. Tenants might not always like every rule, but they respect a landlord who is consistent and reliable.

*3. Build systems*
Save the numbers of a good plumber, electrician, and cleaner before you need them. Collect rent by bank transfer and send reminders a few days before it’s due. Do inspections twice or more in a year so small issues don’t turn into expensive problems.

*4. Screen well*
The right tenant saves you more stress and money than any rent increase ever could. Check references, ask for a guarantor, and don’t ignore red flags just because someone is in a hurry.

Here’s what you need to know about rent in Lagos:

We have 2 laws running right now.
1. The Rent Control & Recovery of Residential Premises Law
- This applies to 4 areas: Ikoyi, Victoria Island, Apapa, and Ikeja GRA
- Landlords in these areas can legally collect more than 1 year rent. So, don't be surprised when some of these landlords ask for 3 years rent upfront.

2. The Lagos State Tenancy Law of 2011
- This applies to every other area in Lagos
- It limits rent to a maximum of 1 year

Note: There’s a bill in the House that will phase out the old law.
But until that happens, the current law is still valid.
