*LAND TITLES IN NIGERIAN REAL ESTATE & PROPERTY OWNERSHIP*

A land title in real estate refers to a document that proves ownership of a property and it confirms the right to that property be it land or structure on it.

Land titles are crucial to a legally recognized property ownership

TYPES OF LAND TITLES
1. Certificate of Occupancy.
A document issued by the state government to an individual or entity granting the right to occupy or use a particular piece of land for 99years and it's renewable after it expires. It's backed by the Land Use Act 1978

2.Deed Of Assignment.
It's a document prepared by a Legal Representative to indicate the transfer of ownership of a property from an individual to another.
However after this it could be duly registered at the Surveyor Generals Office or the Ministry of Lands for it to be recognized by the State Government then it becomes a *Registered Deed Of Assignment*

3. Governors Consent.
This is a document that confirms the approval of the state governor in the transfer of a property with statutory document between two parties.
Certificate of Occupancy is not produced twice therefore any property with C.Of.O when sold is backed by the Governors Consent for the transfer to be legally backed and recognized

4. Registered Title.
A title that is registered with the relevant authority, providing proof of ownership.

5. Gazette & Excision.
Excision in the context of land in Nigeria refers to the process where the state transfer or return the ownership of a particular piece of land back to its original owners or community and these land are documented in a Gazette backed by the Land Use Act 1978 however this is subject to Application, Evaluation, Approval and Gazette.

6. Freehold.
These are the lands that are free from any other interest be state or government except that of the owners who exercise absolute right on it
No government interference what so ever.
Sec 43. of the CFRN backs this up.
But there could be exceptions

7. Registered Court Judgement.
A verdict or judgement given by a court of law in Nigeria over any particular landed Property is totally binding and is a valid title on that property or land. It is a superior title to most property ownership titles
