3 IMPORTANT QUESTIONS TO ASK YOUR AGENT BEFORE YOU BUY THAT LAND

Before you buy any land in Lagos, here are the 3 most important questions to ask your agent.

1. Where is the location?

Some agents mischievously advertise all lands on the Lekki Peninsula as Lekki only for you to come out for inspection to see that it's Ibeju-Lekki or Elerangbe. You need to ask for the exact location. You can ask for Google Pin (if available) so you can have a satellite view of the area before setting your foot out.

2. What title does it have?

"Excision in process", "proposed excision" is not a title but a state in the application process for excision. Most of these lands are cheap relatively to the excised ones because they untitled. If you are not a high risk investor, stay clear from them.

3. Are there other payments aside paying for the land?

Sometimes after paying for a land thinking you are done, the agents tell you to pay for bush clearing fee, agency fee, foundation fee, survey fee, legal fee etc. They deliberately keep these fees out so as not discourage you from paying. This is why most buyers refer to them as "hidden fees" whereas professionally, they are called statutory fees which mostly include payment for legal, survey & development levy. So before you overshoot your budget on a property, know the total cost involved.
