HOW TO ACQUIRE LAND IN BORNO STATE.
As an Estate Valuer I said it is a pretty good to brief my esteem pals and friends on the above subject matter.Land is one of the three basic necessities of life after food and clothing.Today Land and Landed Property acquisition is topping the scale of preference of many citizens.Unfortunatly, it's one of the complicated areas to evolve yourself in to due to scam and fraud.
In summarized way I wish to educate our willing to be land owners how to buy your land without any troubles or court cases.
* A prospective land buyers should observe basic laws and do due diligence before purchasing any piece of land.
*Before you build on a land you have to obtain a Certificate of Occupancy (C of O)specifying that the land is actually belongs to you. Many people just buy land from speculators without conducting aserch at the Ministry of Land and Survey or Local Government Works Department in case of land under their jurisdiction.To ascertain the real owner.
*If you don't do that and you just give your money to the so-called land seller,you have then taken chance. Someday government may come and re-possess the land ,saying it's not yours and you will not be compensated.
*The other that you have to take after buying a land from the real owner is for you to go back to Min.of Land to change the title document to your own name in their records.
*Afterward if you want to build a house ,shop etc on the land ,you are supposed to get the building plan and take it to the Borno State Urban Planning and Development Board for approval.
*No government official will harass an individual who follows these steps of acquiring land and building a property on it.
*Whenever government has cause to demolish for over ridding public interest ,that person will be compensated and given another plot of land and monetary value of the structure demolished.
In case of old settlements where there is no government papers backing the ownership of a land which usually referred it to Bulama's Land,all what is required is for the ward head and neigbours to ascertain that the property belongs to the seller or inherited it,then the concerned party will be asked to pay certain amount to the Min.of Land or Works Department Local government in case of land under jurisdiction of the Local Govt. council in order to get C of O.
*So ,if anyone wants to sell land to you even in those old settlements where Bulamas issued plots,demand for a C of O and conduct a search at Min.of Land and Survey or Local Govt.Work,Housing, Land and Survey Department where all records are kept.
