Insufficient research: Not researching the market, neighborhood, or property types could cause future issues after the purchase process in order to avoid this, employ the services of a surveyor for perimeter checks, measurements, encroachment checks etc and a realtor for effective market research.

โ2. Skipping due diligence: Not reviewing contracts or documents is su1c1de mission, you need a legal team(lawyer) to help ensure authenticity of documents and facilitate contract signage.

โ3. Emotional decisions: Making impulsive or emotional choices rather than data-driven ones.

โ..."Realtors are like doctors, just like a patients life is worth more than whatever pay the doctor is getting; a clients interest is worth more than a realtors commission and many atimes realtors as experts know the best prescription for clients"...these were my exact words to a client I redirected after asking several qualifying questions and discovering the property was marketing was not exactly what he needed though he wanted to pay immidiately, I redirected him to return at a stipulated time when I have what he needs exactly.

โHe was surprised that even though he was all emotional and excited to purchase I was not after the money, and this is because I understand the detriments of wrong prescriptions on BRANDING, FUTURE PURCHASES etc
โbottom line: he is till date one if my best returning customers yet โ
โAlways work with data(facts and figures) while making purchases not emotions.

โBuying or selling at the wrong time can be detrimental when it comes to real estate, what I've found is that a good number of people that fall victim to timing errors usually are do so out of ignorance and that is why I am sharing this information with you; employing the services of a knowledge/experienced realtor comes in handy to help avoid timing errors.
