๐ช Understand What Youโre Investing In:
A REIT (Real Estate Investment Trust) allows you to earn income from real estate, likeIshopping malls, office buildings, apartments, hotels, and commercial properties, without owning physical buildings yourself. In simple terms, you are buying shares in a company that owns or manages income-generating real estate. The company then pays investors returns (dividends) from the rental income and profits generated by those properties. That is what it is. Now, to invest in REITs:
1๏ธโฃ Open a CSCS/Stockbroking Account:
To invest in REITs in Nigeria, you need a stockbroking account, just like when buying regular shares on the stock market. If you already have a stockbroker account and currently buy stocks, then you are good to go. You can use the same account. If not, you will need to open a stockbroking account with licensed brokers such as Stanbic IBTC, Afrinvest, Bamboo, Trove Finance, Chaka, and others.
2๏ธโฃ Choose a REIT to Invest In:
There are a few registered REITs in Nigeria managed by reputable companies. Examples include:
โข UBA Real Estate Investment Company REIT
โข Union Homes Savings and Loans REIT
โข Skye Shelter Fund
โข SFS REIT
โข โ etc.
You can check their details, prices, dividend history, and performance through your stockbroker app or platform.
3๏ธโฃ Decide How Much You Want to Invest:
REITs are generally affordable investments. Depending on your broker and the market price, you can start with as little as โฆ5,000, โฆ10,000, or more. You buy units (similar to shares) based on the current market price at the time of purchase.
4๏ธโฃ Place Your Order:
In your brokerage app or platform:
โข Search for the REIT you want to invest in
โข Enter the amount or number of units you want to buy
โข Review the transaction
โข Submit your order
Once the order is matched and processed, the REIT units will reflect in your CSCS account.
5๏ธโฃ Earn Dividends:
Virtually all REITs listed on the Nigerian Exchange Group pay dividends. Once you own REIT units, you can earn dividends, usually quarterly or annually, from rents and profits generated by the properties owned by the REIT. You can also make capital gains if the value of the REIT units increases over time and you decide to sell them later.
๐ช REITs provide one of the easiest ways to invest in real estate in Nigeria without the huge capital required to buy land or buildings directly. They are suitable for people who want passive income, dividend payments, and exposure to the real estate sector with relatively lower capital. However, like every investment, REITs also carry risks. Property values can fluctuate, rental income may decline, and market prices can go up or down. Always study the REIT, its dividend history, management quality, and long-term performance before investing. Start small, learn gradually, and focus on long-term wealth building rather than quick profits.
