This is the most critical part.

Check if the land has a genuine title:

C of O (Certificate of Occupancy)

Governor’s Consent

Gazette

Registered Survey

Deed of Assignment

Verify documents directly at the land registry to avoid fraud.

Confirm the land is not under government acquisition.

Many underdeveloped areas fall under committed or global acquisition.

Committed acquisition means the land is already allocated by the government (dangerous to buy).

Global acquisition means it can be regularized but still risky—verify carefully.
