If you’re planning to buy land in Port Harcourt, don’t just ask, “Which area is hot?”

Ask: “Where is development creating the next wave of demand?”

Three locations currently on my radar are Eneka, Igwuruta and Obirikwerre.

Each has something different going for it — accessibility, infrastructure, affordability, economic activity and growing demand.

But here’s the important part: a developing location doesn’t automatically mean every property there is a good investment.

Before you buy, look beyond the hype. Check the title, access, development around the property, demand and your investment plan.

Because the location is only the beginning. The strategy matters too.

Land grabbing is not a new issue in Port Harcourt, and I believe every land buyer needs to pay attention to this.

Buying the land, getting your documents and keeping them safely is important. But if you’re holding that land for years, don’t completely forget about the property itself.

Verify properly before you buy, know exactly what you own, and keep an eye on your property.

Especially if you’re land banking.

A payment plan simply means you don’t have to wait until you have the full money before you can buy a property.

You can pay bit by bit, based on the agreement.

For example, you can have an initial deposit, then a balance that you’ll pay over an agreed duration of completion.

And depending on the property, there may also be an interest or additional charge attached to the balance.

So before you start paying, make sure you understand the initial deposit, the balance, how long you have to complete the payment, and any extra charges involved.

Because honestly, owning that property might be more possible than you think. Sometimes, you’re just waiting until you have the full amount when you could actually start with a payment plan that works for you.
