"The Tale of Two Neighbors: A Real Estate Lesson Learned"

Once upon a time, in the bustling neighborhood of Mushin, Lagos, Nigeria, a chance encounter at my children's school brought me in contact with an old-time friend - (we grew up in same neighborhood). Our conversation prove to be a pivotal moment for Mr. Bello, a lesson learned in the world of real estate.

As Mr. Bello and I exchanged pleasantries, we introduced ourselves by profession. He is a seasoned monogram expert and our conversation revealed ~ I had once gotten referred to him by a family friend but time hasn't permit me or should I say the job isn't that urgent!) and me, a passionate real estate consultant, upon knowing my occupation, Mr. Bello disclosed that he is a landlord, he owns a property in Ota, Ogun State. Curiously, I inquired why he wasn't living in his Ota property.

Mr. Bello sighed and explained that he only visited the property on weekends due to his business being located in Mushin, Lagos. Me, concerned and well-versed in real estate matters, questioned Mr. Bello about the number of tenants he has in the property. To my astonishment, he confessed that he had no tenants. I couldn't believe it and said to him, "You mean you're a homeowner, not a landlord?"

I took this opportunity to impart some valuable knowledge. I explained to him the perils of using up a property for personal purposes only. I highlighted how the cost of maintenance would come out of his hard-earned money, leaving his pockets perpetually drained. He nodded in agreement, realizing the truth in my words.

We delved deeper into the discussion, covering various aspects of real estate investment. I emphasized the importance of seeking expert advice before plunging into the real estate market, especially for first-time investors. I stressed that the choice of location should align with one's lifestyle and financial goals. My expertise shone through as I elaborated on the risks and rewards of real estate.

By the end of our conversation, Mr. Bello had gained a newfound understanding of real estate investing. He said he regretted the years he had spent squandering time and resources on a property that did not align with his financial aspirations. Grateful for the enlightening conversation, Mr. Bello knew he needed a professional like me to guide him in his next real estate investment.

My client went ahead to fix POP and designed her apartment to her own taste.

At the expiration of her one year House Rent, Baba Landlord served her Notice to Quit.

Baba Landlord said, he want to use the apartment.

I ask my client, did you seek for approval from the Landlord before fixing POP?

She said No.

Well, at this point every landlord have the reserved right under the law, to end your tenancy for one or two reasons best known to them.
And your Landlord has done nothing wrong here because he even followed the Legal process of evicting a tenant by issuing you a six Month Notice to Quit. Triple K Properties

So Madam, start preparing to relocate because your 6 months is counting already.

And if you decide to remove the POP, you must make sure you fix the roughness back to the state and way you met it. Or else you have another case to answer

You have no right as a tenant to fix any major changes on the rented apartment without the Approval of the Landlord....its against the Landlord and Tenancy Law and it's an unlawful Act.
