Please if, and when you want to build, the materials used and how they are put together are important.
Don't use substandard material and hope for the best.
Don't use non professionals and expect a miracle.

Before the dust settled at the site of the two storey building that collapsed in Lagos, Nigeria, a few days ago, another two storey building has collapsed in Umuahia, Abia State.
What?
Why?
Who?
When?
Why?
Where?

Questions! Questions!!
Questions!!!
Thankfully, we don't have reports of fatalities from these avoidable events.

Use of sub-standard materials has always been blamed. But is that factual?

Many times, unqualified persons undertake the design, construction and supervision of buildings in Nigeria. Government agencies that ought to regulate the industry look the other ways( if the right amounts exchange hands). Sometimes, everyone involved gets fortunate. At other times, the results are heart wrenching.

It surprises me that project owners feel comfortable entrusting life time investments in the hands of uncertified practitioners. Most times, the major attraction is that it is cheaper. Really?
Understand that cheap things are ultimately more expensive.

My Counsel

Use qualified professionals for your building projects. Negotiate with the professional of your choice. You may be surprised at the good bargain you get.
Understand that because a professional knows that if anything goes wrong, he has a lot more to lose beyond your project, he will be diligent. If you use a quack, if anything happens, you are on your own. No one has been convicted in Nigeria for things like this in recent years. Even if he is jailed, will that recover the lost lives and money?

When a building collapses during construction, it is easier to hold someone accountable. But when it happens after the building is occupied, it is not so easy to pin the fault on somebody, at least not immediately.
The owner of the building must go home to bemoan his loss, bury his dead ( if any), and pray for God to provide for a replacement. But could this have been prevented? The answer is YES, in most cases. God, the devil, witches and wizzards are not to blame.

Most times it's human error which starts from

*Choice of the building site,
*
Choice and process of preparing the building drawings
*
Choice of a contractor
*
Contract management
*
Procurement ( purpase) of building materials
*
Integrity of the professionals involved
*
Quality, competence and commitment of the workers on site( bricklayers, iron bender, carpenters, electricians, general labour's etc)

Any wrong decision here can impact negatively on the project, either now or many years later after the building is occupied.

In the case of the 2- storey building that collapsed in Lagos on Monday 14 October, 2024, wrong choices were made in one or more of the aforementioned area.

I suspect somebody involved in the project cut corners without the knowledge of the building owner. Who do you think it was? What could the building owner have done to protect his interest?
