As of January 1st a few new rules will enter the Amsterdam housing market. Those rules will be updated in the cityโs newest Accommodation Statute. Looking to buy, rent or rent out in the capital city? You might want to check out the new rules below!

Another increasing threat to the cityโs housing market; investors buying houses, splitting those into smaller rooms and renting those out. With rising rental prices, they continue to cash-out on those structures. Currently Amsterdam counts 11.500 properties invested in and rented out, of which 80% were rented out illegally. Limits are now set on given rental licenses per block and per neighborhood; 25% per building and 5% per neighborhood

In 800 new housing association residences, priority will be given to young inhabitants of the city. Prior to this new rule, oneโs current city of residence did not matter when it came to ones chances on a residence. As of January 1ste however, priority will be given to those born and raised in Amsterdam. Those youngsters do however have to have lived in Amsterdam for at least six years continuously out of the last ten. Are you not from Amsterdam and still hoping for a chance? Donโt worry! The municipality will set aside a quarter of the properties for lucky โlotteryโ winners.
Next to youngsters, also teachers and nurses will receive priority for social housing properties and mid-priced rentals. They must however, have a permanent contract, have a declaration of their employer, and must not already have a residence within 20km of their workplace. For mid-priced rentals with three rooms or more, families will receive priority. Lastly, renters leaving social housing will also be given priority, to encourage movement in the housing system.

For those wondering how much more Airbnb can grow in the capital city; a ban will actually be placed to slow down itโs fast expansion. Airbnbโs will be prohibited in certain neighborhoods, when the city can prove the livability of the neighborhood is at risk. This does not only apply to Airbnbโs though. Also bed and breakfasts will have to comply to more, new rules.
