This was a deeply personal milestone for me this summer.

I had the privilege of finding the perfect, fully-furnished home for Melquea, Eric and their two beautiful cats. It meant that when they touched ground after a long flight to The Netherlands, they were able to travel directly to their own home and move right in.

Fast forward to a few weeks later: I love getting photos like this to show just how settled in the whole family is and to hear how much they love the neighbourhood and culture here. This is the real reason I love what I do: seeing expats settle in and begin to thrive here.

I just know they are going to have the best memories ahead as they begin the new chapter of their lives here.

The Dutch housing market moves so fast that delaying an offer by even twelve hours feels incredibly risky, and it makes everyone nervous.

But yesterday, my clients were ready to write an offer on a place they fell in love with after a quick viewing. And I just couldn't let them press send without doing one last check.

It always sits a bit wrong with me that we make these massive, life-altering financial decisions based on a twenty-minute walk-through at noon on a Tuesday. At midday, almost every street looks peaceful. But how do you know what you're actually getting? What happens at 08h00 when the morning school run starts? Does the street turn into a bottleneck of cargo bikes and honking cars? What does it feel like at 20h00 when everyone is home, dinner is cooking, and all the parking spots are taken?

So I told them to pause.

Just for a few hours.

I asked them to cycle back to the property last night, just to stand on the street, look, listen… absorb the feel. They trusted my advice and late last night, my phone lit up. They went, they watched the neighborhood wind down, and they ended up loving the vibe even more.

Taking that extra beat adds some stress to an already hectic process, but you aren't just buying a layout. You're buying the daily reality of that street. Today, we're submitting that offer with zero doubts.
