OneRoof asked for my opinion on building inspections that have unfortunately caused deals to crash over minor things that haven't been put into the context of the age or style of the home.

I have seen instances of reports commenting on low stairwell railings in 1970's homes without a follow up comment that it was, in fact, built to the building code of that era. Any unaware purchaser could then wrongly assume that the home has some aspects to it that are not up to code, or illegal.

We need more consistency and I believe that a good building inspector will have a follow up call after a report is produced, to put everything into context for the prospective purchaser.

Agents and experts call for more regulation.

The power of PR.

After a sluggish campaign, I went back to the drawing board with my overseas vendors to get their home sold after several contracts fell over.

We decided to relaunch the home with a declared auction reserve below $950,000 (a bargain in a suburb with a median house price above $2m). We also added urgency into the copy and took new photos. This resulted in 40+ groups through the property in just 6 days and an unconditional offer made above the declared reserve. After 5 monts on the market, the sellers opted for certainty and withdrew it from the auction and sold it the same day.

OneRoof NZ was instrumental in getting us traction in a crowded market place. Like always, we had an interesting angle and this article was seen almost 50,000 times, which led to 12,414 clicks on the listing and resulted in a successful sale.

I always say to my clients that we are marketers before we are negotiators. In a tough market, it's crucial to have someone on your side who knows how to attract attention to your home.

Overseas vendors have had enough, and want house sold.

A colleague of ours at Ray White Remuera tracks every sale that happens in Remuera, and every year they put together a list of the agents who sell the most homes in our suburb. As I’m sure you know, the Remuera real estate market is a competitive one with over 200 agents actively servicing it across all brands.

Today we found out that collectively Matt Ryken and I sold 12 Remuera homes combined in 2022, making us the tied #2 agents in Remuera based on the number of homes sold. This means that we meet more buyers and sellers than almost any other local agents.
