One can safely say Glen Eden is quite diverse and a multicultural community

Property Market: September Insights

This month’s report, “Breaking Even”, highlights early signs of market stabilisation:

House prices are steady, with modest improvements in some regions.
Sales activity is lifting, reflecting growing buyer confidence.
Rental growth remains strong due to supply constraints.
Construction activity is moderating, keeping supply limited.
Overall, the market stabilises as households and investors adjust to a lower-rate environment.
Yesterday

Official Cash Rate (OCR)

Yesterday, the Reserve Bank cut the OCR by 50 basis points to 2.5%, a larger reduction than some analysts had anticipated, however, one that many people were calling for. The reaction has been broadly positive, with the hope that the cut will support mortgage holders and encourage some domestic growth. The move reflects the ongoing economic challenges that NZ is facing, and the recent news that NZ had a fall in GDP in the June Quarter.

Annual CPI is 2.7%, but the Bank expects inflation to return to the 2% target midpoint by early 2026.
The RBNZ has signalled it remains open to further cuts if required to support growth and consumption.

Finance & Turnaround Times

Compared to previous months, applications are now being processed quicker than before, often within 5–10 business days. Banks continue to have a good appetite for learning, with most applications supported as submitted. Given that the turnaround times have only just recently improved, I would still allow 10–15 days for finance conditions until we have a few months of quicker turnarounds, especially for first home buyers who may need a valuation.

Earthquake Prone Building Systems: A relief for Northland building owners?
The new proposed legislation will mean many Northland buildings will not be considered earthquake-prone due to the low seismic zone.
Especially in rural towns, with older and often heritage buildings
It will free up punitive lending criteria by the financial institutions and likely a more favourable response from the insurers.

It will not remove the responsibility of these owners to remedy any defaults, repairs & maintenance, but the 'label' has been removed.

Mortgage rates, optimism, good news ?

Today, we heard a brief overview about a fresh impetus in the lending market.
The appointment of a new Reserve Bank governor, plus the pressure on lowering interest rates, is set to filter into the market, let me add, the residential property market.
Comments were:
1. Main banks, e.g. TSB (24 months) and BNZ (12 months), have announced rates at 4.49% which means someone with a $700K mortgage paying 6% moving to 4.49% has an additional $144 per week in their back pocket.

2. Some sectors of the economy are going very strong (agriculture), particularly dairy and kiwifruit, Fonterra are looking at selling the Anchor brand, which could mean each member (farmer) receives a $400,000 paycheck. This is a massive amount of money that will trickle through the Economy.

3. Enquiry levels for new mortgages are high, indicating higher sales transactions going forward.

4. The banks have been recruiting new assessing staff and improving their assessment efficiency, leading to better turnaround times.
