Property Market Steady Overall, But Regional Activity Gains Pace
June 2025 Update – Source: REINZ Monthly Report

The latest REINZ figures show New Zealand’s property market holding steady, with the national median price unchanged at $770,000 and sales volumes up 20.3% year-on-year — signalling stronger buyer interest across the country.

In Auckland, the median price eased 3.4% to $990,000. Buyers of all types remain active, and motivated vendors are adjusting their expectations to align with recent Council Valuations. Open home attendance is steady, and new listings are attracting more interest, while auction room activity is gradually picking up, with some properties seeing multiple bidders.

Homes in Auckland took a median of 49 days to sell in June, which is longer than the 10-year June average of 43 days but reflects a market where buyers are taking a more considered approach.

While the market isn’t racing ahead, buyers are active, but taking time, and sellers are meeting the market with more realistic expectations.

📊 May 2025 Auckland Housing Market Update

Auckland buyers were back in full force this May, pushing residential sales to their highest May level in four years.

🏡 1,072 properties sold – up 27.3% on April and the third month in a row to set post-2021 records
💰 Median price: $928,500
📈 Average price: $1,085,751
📌 New listings: 1,855 – the highest May total in 9 years
📦 Properties on the market: 6,083 – double the number listed in 2021

Buyers are acting fast, sensing the market is shifting. Prices remain steady, making now one of the best times in recent years for value.

🔑 30% of homes sold were under $750k, compared to just 7% five years ago – thanks to a rise in apartment-style living options.

At the premium end, homes over $2 million continue to move, with sales in this bracket tracking at their strongest pace since the 2021/22 peak.

🌿 Outside the city, rural and lifestyle properties also boomed – $80m in sales, up 61% from April.
