Cambridge residential property market May snapshot β¬
The median sale price for the month of May this year is lower compared to May 2024, due to the upper end of the market seeming somewhat stagnant whilst the demand in the lower bracket of the market is strong.
The average days to sell is higher than May 2024, but has dropped from previous months this year.
Total number of sales is significantly lower than May 2024 as well as March and April 2025. A direct reflection of the market feeling a little stall as we move into winter.
With the number of listings coming to the market slowly decreasing, we look forward to seeing some movement on older listings with competition between listings decreasing and competition between buyers increasing.
Despite what the media say, it is not all doom and gloom out there. Sellers who are realistic with their expectations and willing to meet the current market, are seeing offers (often in competition) in a timely manner.
