I heard an anecdote this morning that probably exemplifies the market at the moment. I was catching up with a very old friend and his wife whom I knew from Kaitaia. He and I flatted and played rugby together when I was on transfer there for the bank I was working for at the time.
The conversation turned, as it always does, to kids and grandchildren. He said that he was recently talking to his sharemilking son who was wanting to get a house. Rolling his eyes, he said this was one of a number of conversations heโd had with the son, with a repeat of all the logical reasons why they should buy now โ prices were slightly lower, they were living rent free and had money, and they could rent the place until they came off the farm. The response was that they were in no hurry and would just keep looking until they found the perfect house.
This seems to sum up the attitude of buyers overall at the moment. There are a lot of buyers out there that are either in a position to buy straight away or have a house to sell. With the former, they canโt seem to make a decision in some cases and with the latter, no one wants to start the ball rolling by putting in an offer subject to sale or put their house on the market until they find, again, the perfect property. This last aspect is quite possibly tying up the market more as it is reducing the stock on the market as the existing stock sells or is withdrawn for the winter.
However, there is always someone wanting something so if you are thinking of selling, the buyers I have are in a position to buy. These are looking across a variety of property types from 3-4 bedroom residential up to $1.3m to rural blocks with or without houses.
