Getting a full sized shower into a smaller bathroom can be tricky.

But is a great Value-Add renovation to do.

In a lot of situations you will need to put in a smaller window to get enough wall area to fit a 900x 900 shower ( a 900 x 1200 would be even better )

No building consent needed for these jobs

āœ… Replacing window with smaller window

āœ… Swapping bath for a shower

āœ… Turning the vanity 90°

Hope this young guy crushes these 3 businesses he is taking on.

Life is hard - but most people just complain about it and do absolutely nothing.

Doing something to change your situation is tough, takes effort and sacrifices.

And for a long time it’s unclear wither you will make it or you are just wasting your time.

That’s when you need to keep pushing, keep moving forward.

Keep going when most others quit.

What makes a ā€˜good’ property deal ??

For some, it’s getting a property at or slightly below asking price.

For others it’s getting almost ANY property - on the belief that all property will increase in value over time.

Both wrong.

A ā€˜good’ property deal is where the property makes you positive cash flow every day.

It pays you actual weekly cash to have ownership of that. - not a potential future capital gain.

And how do you get such a property??

It’s tough.

You need to know the deal numbers to get your intended outcome - eg positive cashflow

You generally can’t just buy these - you need to buy property with ā€˜potential’ and do a smart renovation to help unlock the cashflow

- adding rooms, sleepouts, minor dwellings, cosmetic renovations, subdivision

But this all starts with getting the property for a good price.

Your offer.

This is the starting point for your deal outcome - not the ā€˜current value’ , not the made up ā€˜asking price’

Is this tough to do ? YES

Will you get 99% no’s ? YES

Do you need to put a lot of offers in ? YES

Will it result in a fantastic deal eventually ? YES

Why are people more interested in flipping property currently ?

Instant gratification
( gratification = money )

Flipping property makes you a quick buck.
- if done right it’s quite a few bucks.

Its high tax. A lot of effort. And not reoccurring.

But….

Long term holds ( 10 years + ) is how you can really increase your wealth on auto pilot.

But it’s a long slow path.
So less attractive in today’s ’instant society’

Why not do both ?

It’s doesn’t have to be a one or the other situation.

Flip houses to generate actual cash deposits for your long term holds.

The more cash you can put into a deal, the less you need to borrow and the better your cashflow will be.
