Four bedrooms and two bathrooms is what gets everybody out the door on time. 🏑

It's the combination families go looking for long before they start caring about anything else, and 5 Egmont Street has it.

The living and dining run through the middle of the house, so everyone ends up in the same space without being in each other's pockets, and the brick and iron on the outside means your Saturdays don't quietly turn into maintenance days 🧰

Now asking $859,000 πŸ‘‹πŸΌ

The deck at Egmont Street sits out the back, away from the street, where nobody can see in. That's the whole difference between a deck you save for Christmas and one you end up on for no particular reason on a Tuesday πŸŒ‡

607sqm of freehold wrapped around it too, so there's room for a trampoline, a veggie garden, or a pool down the track if that's where you're heading 🌱

42 Beerescourt Road is a house built for the everyday, for the summer sun, and luxuriously lazy afternoons.

The sun comes up over the river and finds the dining table first, then spends the afternoon upstairs in the bedrooms. The middle floor is where everyone ends up 🏑

Kitchen, dining and living open to each other, floor to ceiling ranch sliders out to the deck with the pool, the spa and the outdoor fireplace.

But the hidden gem of this home may just be the downstairs. With its own entrance, the fifth bedroom, the office and the rumpus can run independently of the rest of the house. A floor that grows with what you need 🌿

2/26 Maanihi Drive gives you your weekends back 🏑 Brick and Linea, an alarm, a section sized for living rather than maintaining.

Shut the door on a Friday, go away for a week, come home to exactly what you left. No gutters calling your name, no list on the fridge waiting for you.

For anyone downsizing, buying their first place, or just ready to spend Saturdays doing something other than upkeep, that's the kind of value another hundred square metres of lawn can't give you.

5 Egmont Street doesn't pick favourites when it comes to warmth. The ducted setup runs heat through the whole house evenly, no more hovering near the one warm room while the rest of the place sits cold. πŸ”₯

There's a Lossnay ventilation system keeping fresh air moving, insulation in the ceiling and under the floor, and brick that holds onto heat once it's in there. All the boring stuff that actually matters in winter.

Your July self is going to be very pleased with your September decision 🏑

At 19 Galbraith Avenue, everyone stops at the kitchen window 🏑 That's where the Waikato River appears, wide and slow and completely unbothered, and it catches people mid sentence.

What surprises most people is that the view is only half of it. The river path runs a short walk from the end of the road, so you get to be down beside it whenever you feel like it 🌿

Town, the stadiums and the buses are all on foot from here, tucked far enough away that the street stays a cul-de-sac. Close to everything, interrupted by none of it.

Lake Rotokaeo and Minogue Park sit around the corner from 105 Forest Lake Road, which sounds like a small thing until it becomes your Saturday 🌿 The loop around the water, the bike track, the netball courts going all morning, somebody's kid learning to ride while everyone else drinks their coffee standing up.

Town and Te Awa are a short drive when you want them. The rest of the time the street stays a street.

Forest Lake has been doing this for a while. The first cottages went up along this road in 1914, and the homes around it have aged into their character rather than had it applied.

Egmont Street runs quietly for something so close to the centre of things 🌳

Chartwell Square is a walk, not a drive, and the trees have had time to grow.

Brick and iron, four bedrooms, two bathrooms, 607sqm freehold. The deck out back stays private enough to use on an ordinary Tuesday, not just at Christmas 🏑

One of those Chartwell streets you don't really leave once you're on it.

The school run here is a walk 🌿 Te Totara Primary is close enough that the kids can manage it themselves, which changes the whole shape of a morning. Rototuna North was planned rather than grown, and you feel that before you can explain it.

Te Kete Aronui Library is around the corner. Corner Cafe is where the neighbourhood actually gathers, Korikori Sports Park is a proper destination rather than a patch of grass, and the shopping centre is close enough not to think about.

2/26 Maanihi Drive gets all of that, and the quiet of a street where people settle in and stay.
