If you ever need to claim for damages to your property, you’ll likely need to demonstrate that you’ve taken every precaution to mitigate risk to it. Your insurer may consider your tenancy screening and inspection processes, and request copies of tenants’ 1. credit checks, 2. reference checks and 3. proof of ID.
They may also ask how you validated your references and assess the questions you asked to ensure they were robust enough. While requesting copies of previous rental inspections, along with photos of damaged areas before and after as evidence.
What’s more, if you need to file a claim through the tenancy tribunal for damages or unpaid rent, you’ll need to demonstrate you followed the required process and met your legislative requirements as a landlord.
