West Coast Market Update for August is in 🏡

A lift in both prices and sales activity this month, with the West Coast median climbing to $410,000 and 39 properties sold.

Homes are taking a little longer to sell and buyers have plenty of choice, so they’re taking their time and doing their homework. Owner-occupiers looking for their next move were the most active, while vendors who were prepared to listen to the market and negotiate continued to see results.

Maybe. But your first offer still deserves a proper look.

It’s easy to focus on the number at the top, but there’s more to an offer than price. Conditions, settlement, deposit and the buyer’s position can all make a big difference to how strong an offer really is.

And if it comes in quickly? That doesn’t automatically mean you’ve priced too low — sometimes it means your marketing has done exactly what it was supposed to do. 🙌

Look at the whole picture, get good advice, and remember: an offer is often the start of a conversation, not the end of one.
