Life in Kaikōura 🤍

Mountains behind us, ocean in front of us, and somehow you’re never more than a few minutes from either.

School runs, beach walks, coffee in town, kids growing up with all of this on their doorstep… sometimes you forget how special our little part of the world actually is.

Five things buyers say when they're actually keen, and what I've learned they usually mean.

Buyers don't always say "we love it." Usually it's smaller than that. "Can we see it again?" is a strong one, people don't book a second look unless they're serious. "What are the neighbours like?" means they're already picturing living there. Even "can I take a few more photos?" often just means they're going home to show someone else.

None of these are guarantees, but together they're a genuinely good sign.

Before I'd ever recommend dropping the price, there are five things I'd look at first.

1.First, the actual feedback. If a few different buyers are saying the same thing, about the price, the condition, the layout, that's real information, not just an opinion.

2. Second, what buyers are actually comparing it to. Around here that's not just other Kaikōura homes, most of your buyers are scrolling from Christchurch, comparing you against homes there too. Does yours hold up next to what they're seeing.

3. Third, the first impression. Buyers notice the entrance, the clutter, the light, the garden, before they've even properly looked at the house itself.

4. Fourth, the marketing itself. Do the photos and the listing actually show the home at its best, or is a good home just being let down by average photos.

5. And fifth, whether it's time for a relaunch. Sometimes new photos, better presentation, or a different angle brings fresh attention without touching the price at all.

Can dropping the price be the right call? Sometimes, yes. But I'd always want to understand what the market's actually telling us first.

In a market this size, the answer isnt always just drop the price. It's working out whether it's actually about price, or about presentation, competition, or how it's being marketed.
