🌧️ Kumeū and Huapai flood protection: what has actually changed?

Council investigated a larger floodway, a river diversion and a detention pond. Its assessment found that none would reduce water levels enough, or help enough properties, to work as one big solution.

The current priority is more practical: stream clearing, culvert clearing, removing key blockages and targeted maintenance in flood-prone areas.

Since 2016, new builds in flood-risk areas have also needed to show how risks will be avoided or managed.

The honest message: better prepared is not the same as risk-free. Property-specific checks still matter.

📈 OCR UP AGAIN — WHAT NOW FOR PROPERTY?

The Reserve Bank has lifted the OCR by 25 basis points, from 2.50% to 2.75%—the second consecutive increase.

So, does this mean house prices will suddenly fall? 🏠

Not necessarily.

A higher OCR can affect buyer confidence, borrowing capacity and mortgage repayments—but it does not affect every buyer or every property in the same way.

📊 The latest REINZ figures show:

🔸 National median price: down 0.7% year-on-year
🔸 Property sales: down 10.0%
🔸 Median time to sell: 50 days
🔸 Auckland new listings: up 9.4%

The market has not stopped—it has simply become more selective.

🔑 For buyers:
More listings mean more choice, but make sure your pre-approval is updated and leave room in your budget for possible repayment changes.

🏡 For sellers:
Realistic pricing, strong presentation, effective marketing and skilled negotiation are becoming even more important.

💬 My view:
An OCR increase does not make every home lose value overnight. What it can do is widen the gap between properties that are correctly positioned and those brought to market without a clear strategy.

Can every car leave without moving another one? Is there enough turning space? Will a larger vehicle clear the garage? Where do visitors stop?

After more than 18 years working around Kumeū and Huapai, I’ve learned that a practical driveway can matter just as much as an extra room.

🏡 What’s actually selling in Kumeū?

The current 12-month median sale price is $1.21 million, up 6.8% compared with the previous 12 months, with a median 34 days to sell.

Recent confirmed sales range from $667,500 for a two-bedroom townhouse to $1.31 million for a four-bedroom family home.

That gap is the real story: Kumeū isn’t one market. Townhouses, compact homes and larger family properties attract different buyers.

A suburb median gives useful context, but the closest comparable sales matter more for an individual home.

Because handing over the keys shouldn’t be the end of the relationship.

In more than 18 years working around Kumeū and Huapai, I’ve watched first-home buyers become parents, families move into larger homes and owners begin new chapters.

Not every call needs to be about buying, selling or getting an appraisal. Sometimes it’s simply:

“How are you getting on with the house?”

Real estate is a transaction — but the people and relationships matter much longer. 🏡

🏫 A new high school for Kumeū — what has actually been confirmed?

This is an important topic for many local families, so it’s worth separating the confirmed facts from the headlines.

✅ Land beside Huapai District School has been earmarked for a future secondary school.

✅ A Notice of Requirement has been lodged with Auckland Council.

✅ Auckland Council is reviewing the planning request through the statutory process.

However, the Government’s official February announcement did not confirm:

▪️ A construction start date
▪️ The final school design and building timetable
▪️ The future enrolment zone

So this is a significant planning milestone — but it is not yet the same as confirmation that construction is about to begin.

Having worked around Kumeū and Huapai for more than 18 years, I know how important a local secondary school would be. For many families, it could affect travelling time, daily routines and even where they choose to live.

📈 Kumeu: +4.3%
📉 Huapai: −4.3%

Same number, different story.

Why? A suburb median can move depending on what types of homes happened to sell—lifestyle properties, established family homes or newer compact homes. In a smaller local market, the sales mix can change the headline quickly.

The wider picture adds another layer. QV’s June 2026 data shows Auckland values were 2.9% lower than a year earlier, while Rodney remained 0.8% higher.

That’s why a CV, online estimate or suburb median can’t tell you exactly what one particular home would achieve.
