Good afternoon,

Here is an update on where we are currently at with the remaining properties.

Practical Completion (PC) and Code Compliance (CCC) has issued for Block E – and this block settles in the upcoming weeks.

Similarly, Block G’s PC and CCC has also issued – with settlements also happening in September.

Block F’s final inspection occurred earlier this week, so we assume receipt of CCC to happen any day now. Purchaser’s will be contacted immediately to confirm settlement dates in the upcoming weeks.

Block H inspection is booked for next week with CCC and PC to follow.

August Update

Just when we had the finish line in sight….
Due to the recent Government instruction for nationwide lockdown Level 4, the site was closed temporarily. However, with the reduction down to Level 3, our site has re-opened as of yesterday to select contractors who will work exclusively within their own bubbles on-site. Our team are ensuring the correct Covid protocols are being followed on-site.

Our last concrete pour for the development was booked to occur exactly during the lockdown which is frustrating, however it will occur once we’re back up and running. This will complete all of the remaining hard landscaping requirements for The Lane. This is a significant milestone to have achieved. Our other finishing works are planned, and inspections for Blocks F & G are planned for early September. Block E’s final inspection had been booked prior to lockdown, a new date will be organised with council this week. Block H requires a final certification before paperwork can be sent to HCC which is priority for this week.

Pre-settlement site visits were due to be undertaken over the last couple of weeks, unfortunately these cannot happen until level 2. We will be working with the agents as soon as level 2 is announced to re-arrange these visit. We look forward to seeing the last of the purchasers move into their new homes very soon.

The Lane Waterloo update

Good afternoon all, please see the below update on the current status of the remaining blocks at The Lane Waterloo.

Block F – all paper work has been sent to HCC for approval and to arrange an inspection time. Our site manager is working with the painters and plumbers to complete any outstanding work and to carry out the final remedial work . All exterior paths / patios have been poured with the soft landscaping to completed when the weather permits.

Block G - all paper work has been sent to HCC for approval and to arrange an inspection time. Our site manager is working with the painters and plumbers to complete any outstanding work and to carry out the final remedial work. There is one driveway to be poured when the weather clears and the soft landscaping to completed when the weather permits.

Block E – The engineers paperwork is outstanding, all work has been inspected and completed. Once this has been received this will be sent to HCC to arrange for the final inspection. Our site manager is working with the painters and plumbers to complete any outstanding work and to carry out the final remedial work . All exterior paths / patios have been poured with the soft landscaping to completed when the weather permits

Block H – The plumbers are completing their final fit off of these 4 units. The remedial work process has begun as they complete each area. Once the plumbers have completed their work and signed off the gas compliance, the paperwork will be sent to HCC. The landscaping to the rear of each property has been completed. We are waiting for clear weather to pour the last 2 paths / driveways, this will allow for the landscaper to finish.

We look forward to handing these over as soon as we are able.

The Lane - May/June update

We are pleased to be completing our first five settlements at The Lane this Friday. Blocks A + B have Code Compliance and Practical Completion issued, the finishing touches to these five townhouses are being done and we’re excited to see our first owners uplift the keys in a few days.

The kitchens have been installed to Block C, and electrical and plumbing are underway. The rear fence upgrade to Block D has now been completed. Plumbers are finalising their fit-off work, which is great progress. Driveways and patios have been completed for Blocks C, D, J and I underway.

Block E finishing work is close to being all completed and painting to start. Kitchens are in production. Vinyl flooring is being laid in Block F and the electrical fit off is underway. Shelving has been installed in Block G with carpet booked in for install this week. Snags and touch ups will be underway next week. All kitchens have been installed in Block H. Painters are finishing all the upstairs areas. Final fit-off to occur in the next two weeks. Block I carpet is being laid in these 4 units.

Block J – Shelving has been installed, and the carpet is now fully completed. Like Block G, Snags and touch ups will be underway next week. We’re right near the end of the majority of these blocks. The weather is not assisting our landscaping team right now – but they are pushing through their work where and when they can.

If you are a purchaser who will require a valuer to come and undertake an assessment of your townhouse, please make contact with Linette Bradbrook on 021 225 6453 who will align a time for them (only them sorry!) to inspect your future home. Some banks may require a valuation, so please check if yours does, so we can get this in train earlier than required. Valuers are extremely busy at this time, so getting this arranged promptly will speed up the process by quite some time.

April 2021 – News Update

The Eruera Love Lane unveiling ceremony for the Street sign took place on 26th March 2021. It was a very moving ceremony attended by Whanau of Eruera Love, the Deputy Mayor, Councillors, UPL Staff and Board members. It was also very lovely to see a big turn out from the Purchasers to which we really hope you enjoyed the ceremony as well as the background story behind the Eruera Love Lane name. Titles have been issued for all Lots at The Lane which is a great next step towards getting you in to your townhouses. We look forward to touching base with your Lawyers in due course to advise when Practical completion and Code of Compliance certificates have been issued. Once CCC has been formally issued, there will be a 10 working day turnaround for settlement. There has been some purchasers trying get their valuers through their future townhouses over the last few days. Please note this is still a construction site, and we will advise when it is suitable for valuation inspections to occur. We realise this may be required for your financing needs, so we will ensure suitable time is given for this to occur. Should you require a valuation on your property, please touch base with your Real Estate agent and she will liaise with us as to when it’s appropriate.

This Lower Hutt Street was named in honour of Lieutenant Colonel Eruera (Edward) Te Whiti Rongomai Love, MID the first Maori commanding officer of 28th Maori Battalion in World War 2. He grew up in Korokoro. Colonel Love died of wounds received while with the battalion on 12 July 1942 in Egypt.

February 2021, The Lane - Waterloo Update with Drone Footage

Blocks A & B are now in the final stages of construction and final fit-offs. We’re lining up the hard landscape team to start soon in these areas.

Gib fixing is now occurring in Block C and Block F will start next week. The plasterer has began this week in Block D and the final plaster sanding will be completed Friday this week in Block I. The skirtings and doors will be installed next week with the painters to follow through. Blocks G & J now have their kitchens installed and flooring down, the plumbing and electrician are due to start their fit offs in these 2 blocks. With cladding being completed on Block H, the install of wall linings will commence.

Friendly reminder:
Purchasers have asked about timing of settlements and when they can move in. We will not provide a specific date (now) because it is only until we are in receipt of all three certificates mentioned above (Title, PC and CCC) that we can advise the actual date of settlement. You will have a chance to have a pre-settlement inspection of your townhouse just prior to the settlement date. This will be your chance to view the property. We are working towards settlements completing in mid-late April 2021. Again, we don’t lock down specific dates as construction is largely dependent on a wide range of variables such as supply of materials, tradespeople, inspectors etc. These are third party factors that whilst we manage as best possible, are outside of our control and can potentially delay completion dates.

Your current accommodation:
We strongly suggest not changing or ceasing your current accommodation situation until a confirmed settlement date is set between solicitors. Whilst we understand this can be somewhat of a juggling act with landlords and tenancy agreements, we will not be in a position to confirm dates until much later on in the development construction cycle. We totally acknowledge this may not help you with terminating tenancies, but it does indicate that should you terminate accommodation (prior to receiving Title, PC and CCC confirmation) and we do experience any delays then you may have to seek alternative temporary accommodation – which is arguably very scarce currently in Lower Hutt.

Road name opening:
A ceremony will be held to acknowledge and open the private road name – Eruera Love Lane. We a planning to hold this in late March - Further information will be sent out to you as well as an invitation to attend (not compulsory).

December 2020 Update

The exterior painting has been completed for blocks A and B. These are now being lined and plastered internally. Before we break for the Christmas period all block A-D, F-G, I and J will all be fully cladded, enclosed and watertight. This is a significant milestone which our on-site teams have worked extremely hard to achieve.
Blocks G & J (both exterior painting now completed) and Block A, B, G and J are currently being lined and plastered.

We note that the industry as a whole is extremely stretched right now. Trades and suppliers are really putting in the effort to keep to programme – and as such we’ve made the decision not to hold any walkthroughs. Shutting down the sites and ceasing construction for long periods to enable these walkthroughs stops the flow of construction, and creates time delays to an already tight programme. We acknowledge that purchasers wish to view progress on-site – however this is now not possible unfortunately. We will however ensure that we provide this closer to time of settlement.

There has been some thefts on-site recently which is very disappointing. However, this has not incurred delays to programme as our construction team has worked around the matter. We have put some actions in place to prevent further issues in future.

Drone footage will be posted up later next week – subject to weather conditions.
