All jokes aside, I spend a lot of time keeping across the Mangawhai market - what’s selling, where values are sitting, how long properties are taking to sell and what buyers are responding to.

Having that knowledge means I can give people a realistic picture of the market and some good advice around their next move, even if that move is still a little way off.

I’m always just a phone call away for a chat about property, whether you’re thinking about making a move or simply want to know what’s happening in the market.

A little look back at August.

We have to say, winter hasn’t been too bad to us this year. We’ve had some cracking sunny days in amongst the frosty mornings, so we’ve been making the most of them and getting down to the beach whenever we can.

It’s been a big month with plenty happening at St James + Co, but also a bit of relaxation, celebrating Stephyn's birthday and a few good moments in between.

Winter’s been good to us, but we're also happy spring is finally here!

A little look at what was going on behind the scenes before we launched St James + Co.

There was a lot of work happening in the background before we could finally share it with you.

From the brand and website to photos, filming and all the finer details, a lot of time and thought went into getting St James + Co ready to launch.

It's a great feeling to finally see everything come to life.

A proper introduction to someone who plays a very important role behind the scenes at St James + Co.

Kate is my PA and campaign manager, and quite honestly, she’s the one who makes sure everything runs smoothly (including my diary, which is no small task).

She manages our campaigns, keeps everything on track and makes sure all the finer details are taken care of. She’s a huge part of the level of service we’re able to provide our clients.

If you’ve ever met Kate, you’ll know she can walk into a room and somehow end up chatting to everyone in it. She’s got plenty of energy, a big personality and is very good at making people feel comfortable.

We make a great team, and I’m very lucky to have her as part of St James + Co.

Recently I asked you to nominate a local charity, organisation, school or community group that could use a hand - and I was blown away by the response!

After going through the nominations, I’m really happy to share that I’ll be donating $3,000 to the Mangawhai Rotary Learn to Sail Project for the next 12 months ⛵️

It’s a great local initiative giving kids in our community the opportunity to get out on the water and learn how to sail, and I’m stoked to be able to help make that happen.

A big thank you to everyone who took the time to nominate a local group. There are so many people doing great things around Mangawhai, and it definitely made this a tough decision.

Now that St James + Co is officially out in the world, I wanted to share a little more about what sits behind the name.

Creating St James + Co was an opportunity to build a real estate business around what I believe matters most: putting people first, taking the time to understand what’s important to them, and providing a level of service that feels genuinely personal.

For me, real estate has always been about more than the transaction. It’s about thoughtful advice, clear communication, tailored marketing and being there to provide steady guidance throughout what can be a significant time in someone’s life.

That’s the foundation St James + Co has been built on, and what I hope every client experiences when they work with us.

This is just the start, and I’m looking forward to sharing more of it with you.

It’s been a big few weeks getting St James + Co off the ground, and it’s pretty surreal to finally have it out there in the world.

There’s been a lot happening behind the scenes to get to this point, and now I’m looking forward to getting stuck in, continuing to work with great people around Mangawhai, and seeing where this next chapter takes us.

After five years in real estate, it's time to step into the biggest chapter of my career so far with the launch of St James + Co.

One of the things I am most proud of in this career is the relationships I've built along the way. Buying or selling someone's home is never a quick transaction. You spend so much time together, working to achieve the best result, and I've always believed my clients should feel like I'm right there with them through the process.

Mangawhai has been my home for over 10 years now, and I feel pretty lucky to have built a career here surrounded by great people, amazing clients, and a community I love.

So whether we've worked together before, you've followed along for a while, or you're new here; hi, I'm Stephyn.
