Having ventured south these past few days following an insightful real estate conference, it’s been an interesting visit when comparing markets from the Far North to the Coromandel.
It reinforces a few observations: we live in a beautiful country blessed with gorgeous beaches (❤️ to dog friendly ones at that), life by the sea appeals to a lot of people at all life stages, and we are very fortunate in the Far North as I think we have the best beaches and better value for money in property and our position (proximity to hobbies or amenities).

Most people assume winter is the wrong time to sell their home. Cold weather, bare gardens, short days - the feeling is that buyers disappear until spring.

But that assumption is exactly what can work in your favour.

4 mistakes that cost home sellers thousands 👇

Most people only sell a home once or twice in their lives. Here's what separates a great result from an average one.

1. Choosing the wrong agent. Not every agent is working toward the same outcome you are. The best prices come from buyer competition, and that takes strategy. You can only turn down the offers your agent is good enough to generate.

2. Cutting the marketing budget. Your home is likely the most valuable thing you'll ever sell. Good marketing creates competition between buyers, and that competition adds to your price. Skimping upfront is one of the easiest ways to leave money on the table.

3. Making viewings difficult. Buyers are busy. If viewing your home requires too much coordination, many will simply move on. The easier you make it, the more buyers through the door, and the better your result.

4. Ignoring presentation. Three words: Clutter Eats Equity. Too much furniture, too many personal items, and spaces that feel cramped all chip away at a buyer's first impression - and first impressions in real estate are hard to undo.

Are you starting to feel frustrated with your current home?

Maybe the kitchen's driving you crazy. The kids can't share a room much longer. Or you've been dreaming about a spare room for guests, or finally having your own office.

Here's the thing most people get stuck on: they spend months (sometimes years) asking whether now is the right time to move. And honestly, that's the wrong question.

If you're buying another home at the same time as selling, timing the market matters a lot less than you think. If your home has gone up, so has the one you want to buy. It largely cancels out.

The better question is: can you afford to move?

And the only way to answer that properly is to get some numbers in front of you:

Talk to a mortgage adviser about your current position.
Find out what your next home might cost.
Find out what your home is worth now.
Go back to your mortgage adviser with those numbers.
That's it. From there, you'll either find out you're in a strong position and can start looking with real intent, or you'll get clarity on what financial goals you need to hit first.

Either way, you're better off knowing.
