Ever scrolled past a listing and thought, "That's been up for months, there must be something wrong with it"?
It's one of the most common questions buyers ask so it's worth digging into.
In today's market, properties are taking longer to sell than they were a couple of years ago, and that's often got nothing to do with the house itself.
Most of the time it comes down to price finding its level in the first few weeks, the early wave of interested buyers simply not being the right fit yet, or a quieter time of year slowing everything down.
None of that necessarily means anything is wrong with the property.
If you do want to dig deeper, ask the agent a few simple questions:
🗒Has the price changed?
🗒What's the viewer feedback been like?
🗒What disclosures do you have on record?
🗒Has it been listed before with someone else?
🗒Is there a building report?
Their answers will tell you far more than the number of days on the listing ever will.
