Most people don't decide against selling their home. They just never quite get around to starting.

At some point they sit down and mentally list everything that needs doing before they can go to market - and the list gets long enough that the whole idea starts feeling like a project they don't have the energy for. So the move gets put off. And keeps getting put off.

Here's what most people don't realise: you don't need a perfect home to get a great result.

Buyers aren't paying for fresh paint and a tidy garage. They're paying for sun aspect, location, space, and school zones - the things you can't easily change. Everything else is secondary.

Before you spend a cent on prep work, the most valuable thing you can do is have a conversation with a good agent. Not to list your home - just to find out what's actually worth doing, and what you can leave alone.

If selling has been on your mind but the to-do list keeps getting in the way, reach out for a free, no-obligation chat. You might be closer to ready than you think.

Thinking about making a move but stuck on the big question? Do you sell your home first, or buy the next one first?

It's the thing that quietly stops a lot of people from moving at all. And right now, plenty of owners are holding off because they're not sure it's a good time.

Here's the truth. Whether you buy or sell first has very little to do with the market, and everything to do with your own situation.

For most people, selling first is the smarter play. You know exactly what you have to spend, you become a cash buyer, and you're never pressured into accepting a low offer just to meet a settlement date. Buying first only really makes sense when the home you want is rare, or when you've got the financial backup to carry both.

And a balanced market often works in your favour. When you're buying and selling in the same conditions, it tends to even out, and you'll usually find more choice and less competition on your next home once you've sold. Good homes still sell well when they're presented and positioned right.

If you've been putting off a move, start by finding out what your home is worth today.

Most people assume winter is the wrong time to sell their home. Cold weather, bare gardens, short days - the feeling is that buyers disappear until spring.

But that assumption is exactly what can work in your favour.

Here are three reasons why selling in winter might be smarter than you think:

1. Less competition. Most sellers wait for spring, which means fewer homes on the market right now. Buyers have fewer options, and good homes stand out.

2. Serious buyers only. Anyone coming to open homes in the rain and cold has a real reason to move. These are not weekend browsers. They are motivated, and more likely to make a clean offer.

3. Your agent can focus. With fewer listings to manage, you are more likely to get attentive service and a campaign that gets the attention it deserves.

One more thing worth mentioning: if you are thinking about waiting until after the November election, keep in mind that the bigger risk is ending up in a crowded post-election spring market alongside everyone else who had the same idea.

The best time to sell is when you are ready. The season is just one variable.

4 mistakes that cost home sellers thousands.

Most people only sell a home once or twice in their lives. Here's what separates a great result from an average one.

1. Choosing the wrong agent. Not every agent is working toward the same outcome you are. The best prices come from buyer competition, and that takes strategy. You can only turn down the offers your agent is good enough to generate.

2. Cutting the marketing budget. Your home is likely the most valuable thing you'll ever sell. Good marketing creates competition between buyers, and that competition adds to your price. Skimping upfront is one of the easiest ways to leave money on the table.

3. Making viewings difficult. Buyers are busy. If viewing your home requires too much coordination, many will simply move on. The easier you make it, the more buyers through the door, and the better your result.

4. Ignoring presentation. Three words: Clutter Eats Equity. Too much furniture, too many personal items, and spaces that feel cramped all chip away at a buyer's first impression - and first impressions in real estate are hard to undo.
