Happy Kings Birthday Weekend, Greater Christchurch!
I hope you are getting outside, slowing down, and spending time with the people who matter most.
I am taking my own advice this weekend and heading to the Marlborough Sounds with my partner Corey. Kayaks, fishing, birdsong, and a very large pile of books. Absolute bliss.
The office is taking a well-earned breather too. I will be back and available from Tuesday.

Rolleston or Woodend/Ravenswood. Two great options. Very different lifestyles.

Rolleston sits at a median house value of around $819,000 with median rent of $630 a week. It is a large, well-established community of over 12,000 dwellings, predominantly families, with strong infrastructure and excellent schools. Homes typically sell in about 25 days and the rental yield sits at a steady 4%.

Woodend and Ravenswood tell a slightly different story. Median house value is around $739,000, rent is $620 a week, and the rental yield is actually marginally higher at 4.4%. Properties are taking around 33 days to sell, and the area is still growing. Average tenure in Woodend is 7 years, which tells you people who move there tend to stay.

On paper Rolleston looks more established. And it is.

But here is what the data does not tell you.

Woodend and Ravenswood sit at the foot of the Waimakariri hills with the coast not far behind you. You are close to the wineries, close to the beach, and close to genuinely beautiful countryside. For a certain kind of owner or tenant, that lifestyle factor is worth more than any spreadsheet can capture.

I personally love that part of the world.

Both areas are solid investment choices. The right one depends entirely on what matters most to the person living there.

First time landlords. A lot of questions. Exactly how it should be.
When Mrs X reached out, she and her husband had never rented a property before. Her husband was about to leave the country. They had a long list of questions and they were understandably cautious.
Pets. Damage. Inspections. Healthy Homes compliance. Who approves what while one owner is overseas.
I loved every single question.
Because here is the truth. The landlords who ask the most questions at the start are almost always the easiest to work with. They are not being difficult. They are being responsible. They want to understand the process, protect their asset, and make sure they are placing it in the right hands.
My job in that first conversation is not to rush them to sign. It is to make sure they feel informed, confident, and heard.
We met on a Saturday. We went through everything. The portal that lets them see every maintenance request. The four to six week early inspection that catches anything before it becomes a problem. The way decisions work when one owner is overseas.
Cautious became confident. Questions became clarity.
That is what good property management looks like at the start.

Honest recap of my week. Buckle up.

Monday: Mediation turned ugly fast. Tenant smoked inside, held over, left the place a mess. Then got abusive at the table. Every name under the sun. Mediation abandoned. Heading to a hearing.

The rest of the week: Untangling messy documentation from a rent roll I bought in September. Creative paperwork, let's call it.

Also this week: Convinced myself Aranui and New Brighton are the best investment suburbs in Christchurch. I live east side so I am completely unbiased obviously.

In between all of that: kids sport, a choir audition, and not a single moment I would have traded.

The real lesson this week? Tenants are becoming more aggressive and it is not okay. You need good people around you. Franchise support, a partner who gets it, and kids who make you laugh at the stupidest things. Build your network. It matters more than any system.

This weekend: good coffee, chaotic kids, a beach walk and hopefully a book. Recharging for whatever next week throws at me.
