The grass in the gutter you can see from the ground, but the damaged and repaired tiles you wont find until you clean the gutter out, and this wasn't the only one either.

Wow, what a great return after COVID-19 with so many people still moving.

I have worked with Martin twice. His building inspections are timely, incredibly thorough and his reports comprehensive and user-friendly for someone who would not know where to begin with checking out a property. He is always available to chat with at length over the feedback he has given. He had the patience of a saint in responding to my many questions! Just a few pictures of what I have found this week, all hidden out of sight. Broken ducting with poor attempts to fix. High moisture in a bathroom with water evident on the outside coming from under the cladding. Then the odd bits and pieces, loose handles, blocked gutters and little or no insulation. Oh and don't forget the plumbing under the house 😀. Have a good weekend everyone.

Again the importance of an inspection is highlighted when I find a leak in the plumbing that you will not find when looking at the property. It may only be a drip but it all adds up when you are on a water metre plus it is coming from the hot water cylinder. As you can see there is a nice puddle under the house now from it.

Inspection on a brand new house worth over $1m in Auckland.
So what is wrong with this picture? Well I guess the plumber never noticed this kink in the pipe. This was one of two like it in the house along with a list of other smaller items of note in the report. Just because it’s new doesn’t mean it’s in good shape so always worth getting an inspection conducted prior to moving in.
