Our inspections are not just about what we see through the infrared camera but also what we observe visibly during our time on site and consider at risk of causing a leak, particular in areas and places that are not easily seen or noticed by the home owner.

Winter is coming it's time to check and clear your gutters.
It's surprising how often something as simple as a blocked gutter or leaking downpipe can cause internal leaks and rising damp issues to a home.
As can be seen in the photo even gutters with leaf protection still need to be checked and cleared occasionally.

This particular type of gutter is also often problematic by design and the way they are often incorrectly fitted.

“All homes could benefit from a moisture inspection, but if your home is more than 10 years old this will greatly increase the risk of leaks.”
Why? John says most people ask: “If my home leaked surely I would know?”
But unfortunately most leaks go unnoticed until the damage is done.
“As part of our inspection we will also point out any high risk areas or moisture related maintenance issues we find so that preventative maintenance work can be done, even if they are not currently causing leaks.”

We Say: Most homes we test, leak! Detect-A-Leak owner John Pope says the days of relying on a builder or even your average building inspector to find moisture and moisture related issues just doesn't cut it anymore.
Conducting moisture inspections requires specialist equipment and experience.
Don't ignore the warning signs, if you've got a leak it will normally only get worse over time.
It takes about 2-3 hours to fully moisture inspect a home for leaks and that's with an infrared camera and non-invasive moisture testing equipment. The infrared camera can see what we can’t.
Any home built prior to 2005 will often have poorly detailed or missing flashings or failing areas such as windows or cladding that can or are allowing moisture ingress.
“We can help you find the leaks that you didn't know you had, determine the cause of a leak and advise on preventive maintenance,” says John.

Detect-A-Leak owner John Pope says almost every home we check has leaks and most are leaking without the home owners knowledge. At some point in the life of your home it will most likely develop a leak. The best way to find out is to have an Infrared Moisture Inspection. Our equipment and experience can help find those hidden leaks so you can get them fixed, before the rot sets in. When we conduct our inspections we also endeavour to supply the customer with useful relevant information for the type of inspection. The inspection is not just about if it’s leaking, but also a lot of older homes need preventive maintenance. A number of design/build details on older homes have provided the perfect storm for leaks and should be redesigned or replaced or at the very least need regular maintenance to ensure weather-tightness.
