When buyers walk through a home, they’re not just looking at the number of bedrooms or the size of the kitchen.

They’re also asking themselves:

“Could I see myself living here?”

The little details that create a feeling of comfort can have a big impact.

☀️ Is the home light and welcoming?
🌿 Does the garden feel cared for?
🧹 Does everything feel clean and well maintained?
🌊 Is there a sense of privacy and calm?
🏡 Does the property feel loved?

You don’t necessarily need to spend a fortune getting your home ready for sale. Often, it’s about presenting what you already have at its best.

That’s one of the parts of the selling process I really enjoy, helping vendors identify where a little effort could make a meaningful difference, without recommending work simply for the sake of it.

First impressions matter, especially when you’re preparing your home for sale. 🏡

Before buyers even step through the front door, they’re already forming an opinion from the outside.

A few simple things can make a big difference:

✨ Give the front door a clean or fresh coat of paint
🌿 Trim back overgrown plants
🧹 Sweep paths, patios and decks
🪟 Clean the windows inside and out
🌱 Keep lawns freshly mowed and edges tidy
🌸 Add a little seasonal colour where it works
🪑 Make outdoor areas feel inviting and show how the space can be enjoyed

My advice? Take a walk around your property and look at it objectively — even from your neighbour’s perspective. You’ll often notice things you’ve stopped seeing because you’re so used to them.

August brought an interesting shift in the Auckland housing market, with prices holding firm as winter came to an end, an unusual trend that could signal a change ahead.

🏡 $955,000 median sales price, up 1.6% from June
📈 $1,098,487 average sales price, up 1.6% year-on-year
🔑 787 properties sold during August

“The Auckland market in August showed signs that it may be nearing a tipping point,” said Peter Thompson, Managing Director of Barfoot & Thompson.

🏉 SATURDAY - 19th September
Our Waipu Juniors hit the field in the morning, followed by the Men in Kilts vs NZ Parliamentary Team at 12pm!
🥂 Then it’s time for our SOLD OUT 150th Celebration Evening!

Past and present players, members, supporters, families and friends — this weekend is about celebrating our club, the people and 150 years of memories.
