Pero what does it really mean?

It does not mean the property has to be beside a mall.

It does not mean the house has to be in the most expensive subdivision.

And it does not mean one location is automatically good for everyone.

For me, location means asking:

Is it accessible to your daily routine?

Is it near the places that matter to you?

Is the area flood-prone or flood-free?

Is the neighborhood developed, developing, or still too early?

Is the road access practical?

Is there demand in the area?

Will the property still be attractive if you decide to resell or rent it out later?

Because in real estate, the house can be renovated.

The interiors can be improved.

The paint, furniture, lighting, kitchen, and landscaping can all be changed.

But the location?

You cannot move that.

That is why before falling in love with the design, study the area too.

A beautiful house gets attention.

But a strong location helps protect the property’s long-term value.

Before buying, don’t just ask:

“Maganda ba yung bahay?”

Ask:

“Does this location make sense for my lifestyle, budget, and future plans?”
